When we walked in was clean and same as other B&B around the area. Lady on reception seemed friendly at the time. We had a room that I requested balcony and lady said she put us in a better room but no balcony- I said I wanted balcony- THANK GOD! It was boiling- no air con - no fridge but nice clean room - me and my friend stubbed our toes several times on the raised steps to room and bathroom with no notice's! My friends big toe nail and ripped half off! Stuffy hot uncomfortable night! Even after 2 Nytol's! Woke nat 6:06am by what sounded like a kangaroo in the room above! Jumping, running, banging - but not voices???!!! I rang reception at 9am to complain and the what seemed friendly when we checked in - snapped and said she can't help the family above!!! I asked if she can all them and ask to please stop the unnecessary noice- she did nothing! We ended up going to breakfast - not bad- but hard work - returned to room - shower ice cold- rang reception- she said not possible?! And said she will send someone up! Obviously after them flicking a switch about 20 mins someone came up ! By then we packed and wanted to leave! I've only ever wrote good reviews but how first impressions change - worst night in a hotel for me EVER! And I'd say I've stayed in over 150! Location and cleanliness very good but staff attitude, service, condition, and the fact when you make a fact an actual point- think it's called constructive criticism they are try to turn it to us as guests!

Never stay here!
Hard to know where to start really. Firstly, they should ditch the name hotel. This is not a hotel, it’s a guest house/B&B, at best! I travel a fair amount for business and all hotels, even the bad ones, have the following in common: an evening restaurant, a bar, a sizeable lounge area, an ironing board and a desk in the hotel room. This had none of these things. We’ll start with my room. So small it made Harry Potter’ brook cupboard seem spacious. I could have lived with the single bed, had the mattress not felt about 15 years old. The tiny wardrobe had just enough room to hand 4 shirts, nothing more. Bathroom: small en suite room I can understand. Being so small that you sit on the toilet at an angle so as not to bash your knees against the sink is pretty dreadful. Trying to have a shave in a sink so small and low is almost impossible. Then the shower. OK it was hot and more than a dribble in terms of power, but having a plastic shower curtain that ends 6” from the floor results in one thing....a soaked floor which because of the rooms size, is pretty much all of it. Finally the breakfast room. More akin to a basement cafe, the breakfast was cold and very poor quality. Then”well done” bacon was like eating shoe leather, the eggs watery and bland, the sausage cheap and tasteless. The toast was at least edible. The cereal selection was bargain basement and old. The area was pretty but full of weed-smokers. Convenient walk to Kings X and Euston stations.

My room was at the top, walking up 3 flights of stairs, fortunately, I only had a backpack. The stairs got narrower as you got to the top. I personally thought this could be dangerous, not such going up but walking down. During my short stay, never felt comfortable in going up/down the stairs. The hotel could benefit by having a lift, as not everyone is able bodied. The room and bathroom to be fair was clean. However, there was no hot water and the TV had only one station working -"Dave" featuring Top Car. The remote did not work, but I guess they knew this. Whilst in the room I read a couple of reviews and it was noted some one stayed for 5 days and had no hot water for 3 days, so clearly this hotel is noted for this. I did not complain, as clearly it was not going to change anything. The room was cold, turned the radiator up to maximum left it on all night and room was no further warmer. The radiator gave out very little/ minimum heat. Later in the morning noted the radiator was cold, clearly set up on a timer to go off no matter what. The one good thing I would give in favor of the hotel was the breakfast was of a decent standard. Given the choice I would not be inclined to stay out this hotel again. If they improve the stairs, hot water and all-be-it minor the TV, I think the hotel would be fine, as the cost was reasonable given it is 10 minutes away from Easton Train station and not that further away from Kings Cross station.

This property suited our needs perfectly. They were able to accommodate us at the last minute, and our stay exceeded our expectations. This is an old building. However, while I can only speak of my room, I so no others, my room was updated somewhat recently. It was actually quite spacious for an old building hotel, we had 2 bed room, one double one twin. It had a wardrobe, small desk and flat screen tv with en suite. The room was beautifully decorated, and somewhat newer in the updating (within the last couple of years) . We were fortunate enough to be on the main floor, so didn't have to climb what appears to be a labyrinth of stairs. The night desk guy was very pleasant, and noticed that we had opened our windows, so brought us a fan. Again, and I will say this repeatedly, it is an old building. I only have a couple of "issues", they are minor tweaks that I hope the hotel managers were read and make some small adjustments. 1) put a mirror over the desk in the room, where the one outlet is. This alone, would move the whole stay to 5 stars. 2) get stronger wi fi. Again, we were on the main floor, and the signal was only 1 or 2 bars at any given time, and often timed out. We weren't trying to pull major data, just updating social, and checking emails. 3) clean the drain in the bathroom. Otherwise, we have no complaints. We were there for 4 nights, had breakfast 3 mornings and it was great, perfect start to the day.

Good but NO HOT WATER !!!!!!
I booked a single room which I cold not fault on first inspection, nice clean sheets & towels, the room and bathroom looked as though they has been recently decorated. HOWEVER it was a real shock to the system at 6:39 in the morning when I got up for a shower to find there was no hot water. At all. I even ran the shower for 20 mins, but still nothing. I tried to call reception without success, then later found out that it does not open until 7am. Great. So resigned myself to doing something which I have not done for over 40 years which is boil a kettle to have a wash then rinse myself under the now freezing shower. I spoke to the receptionist after breakfast who did not appear to be overly concerned. By then of course the hot water had magically appeared, but regretfully too late. This would be less of a problem mid summer, but given that this was a v. cold night in January and the problem grows in size. Could not fault breakfast, nice English breakfast with eggs freshly cooked to order, fruit, cereal toast tea & coffee. Really set me up for the day. Yum. A good stay in a nice room totally ruined by water situation. Pity
