I loved this hotel. Excellent staff and a very comfortable bedroom with a four poster bed to the front of the property. The guest lounge with its roaring fire was very welcome after a long day. I would have liked a lined blind or curtain for the bathroom which could have provided more privacy from the road. Parking here is a real bonus and the buses for the city centre stop are just a short walk away. I would love to revisit this hotel when next in Edinburgh.

I didn't have breakfast here but it was easy to order delivery. We were staying in the lower level. The only down side was that if you do not lock the windows someone could sneak in or one can just climb out. The the toilet was not very good. I had to push the button a few times in order fo it to flush. The bed was a little hard for me and the pillow were really flat . But that is just a me thing i believe since I like soft and fluffy beds and pillows.The living area on the main floor was very comfortable for reading and relaxing. Especially during the night time when the fireplace was going.

Room smelled strongly of a strange chemical floral smell. Had to keep the window open to try and air it out. No food available nearby. There is a mall within a short walk that offers a Greg’s and a McDonald’s. The hotel is not 4 stars. It is a bit rundown. The staff are nice and try to be helpful.

Advertised as a boutique 4* hotel but is not. Very good: ease of booking Good: parking, location Adequate: the cooked breakfast was hot and the eggs poached well. The 4 poster bed was a nice feature. Below par: very limited breakfast options, and the need to decide the night before is very odd and burdensome. The business is in effect a mediocre B&B within a grand old Edinburgh sandstone house - which needs a deep clean and ver considerable repair/refurbishment. Windows are single glazed, have rotten frames and are wedged permanently open so there is a lot of sound pollution from ambulances outside. Bathroom fixtures and fittings old and need upgrading. Overall a mediocre experience

Difficult to find in the dark even with satnav. There is lighting near the sign but the opening to the car park is difficult to find. Good amount of parking although not enough for every room. Didn't have breakfast here as there were cheaper options within a 10 minute walk. Room was smaller than looked on photos when booking and apart from some dust behind the nightstands was clean. Bed linen was nice and soft but the all season duvet was a bit too much for summer. Couldn't have window open as was on ground floor and was a little difficult to open the sash window too. Tea, coffee, hot chocolate provided. Shampoo, conditioner and hand wash. Staff were nice. There was a lounge and bar fridge available alongside extra refreshment supplies. Two bottles of water supplied in room. Noise was minimal so got a good night sleep. Easy to drive around Edinburgh and the local region from here.
