Very Good 8.0
Great Location but Very Warm Rooms
Overall a good hotel within walking distance to all the old town and new town attractions in Edinburgh. Even the Palace of Holyroodhouse at the far end is just a short 20 minute walk away. Location is definitely a major plus with the Edinburgh Waverley train station just 3 block walk away as well leading to no need for a transfer if you come in by rail. My stay was during the summer (Aug 2019) and the rooms can be uncomfortably warm as many rooms do not have air conditioning installed. With windows that only open just a narrow amount for safety, it's hard to get a cooling breeze in even though the temperature might be quite pleasant or even cool outside. I found once the outside temperature dropped past 15 or so the room would get cool enough to sleep reasonably comfortably (but as the windows are open you should not be a light sleeper as things in the street outside the hotel can be noisy at times). Furniture in room was in somewhat worn condition, but that didn't really bother me much. Room was in good cleanliness when I stayed which matters more to me. Next time I visit Edinburgh in summer, I will look at other properties nearby with air conditioning (or at least ones where you can actually open the windows up far enough to adequately cool the room).

This is not a boutique hotel any more
The concierge are excellent as before. However, we were surprised and a bit upset that it was bought over by a global conglomerate InterContinental. They made changes and did away the beloved Sunday Roast to replace it with a non-described buffet! Sad!

Excellent hotel close to everything
Excellent location, close enough to walk everywhere but far enough away from the super crazy touristy Royal Mile. comfortable and clean room, loved it!

Upscale hotel in great location.
Perfect location right near shops and restaurants. Very walkable. The hotel is renovated and upscale and very pleasant. The concierge services were great. The only complaint is when you pull up there is no parking or pull off stop and no help with luggage. I went to check in and asked for help as our car was double parked and the desk agent said we had to bring our own things inside. There are no luggage carts either. I found it a little stressful to double park and haul the family’s bags in. They did put our bags in our room once it was ready however. It’s a big and busy city center hotel. They also have a nice attached restaurant and bar as well as coffee shop. It’s a solid choice for a stay.
