We enjoyed staying in a unique, small boutique hotel (we are usually Marriott loyalists). We were traveling from the PA Grand Canyon to the Finger Lakes and opted to spend the night in Corning.
My husband (who is very tall) loved the large leather couch and ottoman because he could stretch out full length. The room was very spacious (we stayed in room 1 with two queen beds) and clean (we appreciated the extra blanket that I used to swap out with the comforter--I'm always grossed out by those as they typically are not washed regularly). The bathroom was also very nice and spacious. We didn't mind the stairs (not the right property for you if you can't walk up and down a flight of stairs). I didn't find the noise from the bar below to be a problem, either.
A few areas for improvement: some features of the room could stand to be repaired/painted as they are showing some wear and tear (there is a closet door that doesn't work, the bathroom cabinet and caulking on the tub look a little beat up, etc.), and offering breakfast since there is not a single place in town to eat before 11AM at this time. Note: this is a small boutique property, so don't expect big hotel amenities like ice or vending machines (although I'm sure the bar where you check in would probably be happy to give you some ice if you ask).
