Not good for non-smokers
Returned to this hotel and was disappointed. Even though the hotel rooms are supposed to be non smoking, one room reeked of cigarette smoke and the other reeked of Febreze, which makes us feel ill. Front desk was unable to shift us to another connecting room as they said property was full.

Horrible service. The front desk staff is unprofessional. The sheets in the room were dirty and it was obviously not cleaned before our arrival. They didn’t do anything to remedy the situation. I strongly suggest booking somewhere else. Both my sister and I broke out due to the dirty pillowcases. Over all it was an experience I would rather forget.

Good but room to improve
We stayed multiple nights as a family. The hotel is relatively new so the rooms are clean and currently mold-free. The location is very good, 5 mins walk to Rambuttri Alley and Khao San road, but without the noise of those popular streets. The Riverside rooms actually overlook a canal, not the main Chao Phraya river, but you can enjoy watching fish and lizards. The breakfast is mostly very good, with wonderful Thai options that change daily and western bacon sausage and egg options. However, there is no fresh orange juice (only artificial orange drink) and the coffee is undrinkable, so they can improve there. Also, the staff need to give consistent info to guests. When we visited the hotel before deciding to check in, they told us no extra charge for kids in room. When we checked in later, at 2am, they told us 1,000 baht ($30 USD) per child per night! They compromised, charging for 1 child only, though they told us future stays they would charge for 2, even though only 1 small hard rollaway bed fits in the room. The extra child charge can make this property more expensive than some fancier options in town. Also, we were told baggage could be stored free, but after checkout as we were rushing to the airport they told us only 5 of our 10 days away (before returning to this hotel for multiple more nights) would be free, and they charge 30 baht per bag per day. At other Bangkok properties we have been able to leave multiple bags for 3 weeks at no charge.
