Not a resort nor a hotel - you get what you pay
This establishment is for budget travellers. If your itinerary is like ours, that is if you are out most of the time and only need the room to crash at night, then go ahead book this place. It is safe and ok place to spend a short stay. Upon check in (the so called 'lobby' is tucked away inside the building among a row of shops), since we were slightly early, the receptionist allowed us to leave our luggages behind. Just take your valuables with you and come back later. The room cleanliness was terrible. The floors were really dirty, the toilet stank, the bedsheets were dirty (I strongly suggest that you lift the sheets up and check the pillows) and one of the towels were stained. We asked for a change of sheet and they gladly obliged but as for the terrible cleanliness, we took it upon ourselves to clean the room. We took a broom that was left out at the corridor and swept the whole room and used the dirty towel to wipe the entire floor clean. We had to throw the stained towel away as it was really dirty but guess what, we were charged for that (Rm20). But that's ok. Please avoid breakfast, for a good value for money, you can just take walk to the numerous local restaurants for good food. The spread was pathetic the quality was poor. I politely asked for a scrambled egg and as it was busy, I told him please settle the outstanding orders but I guess babes in bikini get priority coz he served them first despite they coming 20mins after me and mine never came.

Langkawi in general
My sisters and I just returned from Langkawi on Sunday. Stayed 3 nights at The Royal Agate Hotel. It is timely for the hotel to do some renovation work as it is quite run down The much talked about roof top is worth a visit before the sunset for the view. Otherwise, there is nothing much. Food served are fair, price reasonable. Morning breakfast buffet can do with some improvement as the spreads are not what you would expect from a buffet. The location of the hotel is quite central with shops and eateries along both sides of the road. Prices are not very cheap though.The only form of transport is by taxi. They charge around MR30 to MR50 and MR25 for airport transfer. The weather was hotter than expected. If you are not a beach or sea lover, this place is not recommended for you. There are a few simple attractions you can visit but do not expect too much. The cable car and the skybridge are nothing to wow about.Expect to wait at least 30mins for the sky glide to take you to the sky bridge otherwise you can do some trekking. The sunset cruise is a dissappointment and quite boring. The BBQ food served is sub standard. We paid MR240 per pax inclusive of hotel pickup and back.We are not likely to visit Langkawi again. It is not worth the money spent (as it is quite an expensive place compared to nearby places) The airport is also lacking in terms of facilities for the elderly. Queues are long so if you do not wish to miss your flight, please be there ar least 2 to 3 hours ahead.

My partner and I stayed in the Deluxe Sea View Room on the top floor (level 5) where you can get a decent size balcony with a fantastic sea view. We would say that this would one of the best budget hotel you can get around Cenang, as we noticed that some of the neighboring hotels may may been blocked by some buildings by the beach. Staff were friendly and efficient, the location of the hotel is fantastic as well. It is located right in the middle of Cenang where there are plenty of small food stores, restaurants and souvenir shops along the entire stretch. Cenang Mall and several fast foods chains are also approx. 5 mins walk away, and it takes you approx. 10 mins to get to the Underwater World. There are also a couple of Duty Free stores just a stone's throw away. Cons: As much as the room has met our expectations, we will not recommend anyone to go for any rooms with balcony during the monsoon season (August - Oct, according to the locals). We were awaken by the noise caused by the rain and strong wind (sharp whistling noises from the wind & minor shaking of the sliding door) in the middle of the night, and quite a significant amount of water from the rain was also flowing into our room through the balcony's sliding door. In addition, you may wish to note that there is no hotel security and anybody can easily access the lift and to any floors that they wish. Overall, we would rate this hotel 8 / 10.

Good marketing poor product
I had booked this hotel for 3 nights at 600 myr/night. However, when I got there I quickly realized the hotel was no where close to being worth that much. The management told me that this was due an expo going on in Langkawi at that time which had led to overpricing of all the hotels in the area. I asked around and managed to find comparable/better rooms for <200 myr. To their credit, the management made no issues about cancelling my stay and refunding 1200 myr for 2 days that I didn't stay there. A few things that u should know about the hotel.. The room is comparatively large but inadequately furnished. The AC is very small, does nothing to cool the room. The hotel is not on the beach, it's on the other side of the road to the beach. The access to the beach from this property is through other hotels on the beach. The bathroom is bad even by third world standards. The water only drips from the shower. Only two worn out towels were provided. The hotel is above cheap shops and u have to walk through an open corridor in between them to get to the hotel reception. The pool is all but unusable. The only thing I liked about my stay here was the breakfast. It's served on the terrace with gorgeous views of the sea.

Close to the beach and at the centre of everything. Highly recommended. Ask for room with sea view - you'll never get any better place than this.. You get to see the shops along the street as well as the beach side. I asked for the high floor room (during booking) but they only manage to put me on 2nd floor. It's a pity but fortunately i can still see pretty much everything (3rd and 4th floor will definately be much better). The balcony was spacious, provided with 2 chairs and a table, more than enough for you to relax, sipping you tea or eat something while checking what's going on along the street or enjoy the sea view. There's some dirt here and there on the balcony but that's not too much of an issue to me since this is an open space. The room was big that i think 5 more adults can lay down on the floor with ease along with the basic necessities provided (large king size bed, table, chairs, wardrobe). One thing i found weird is the pool that placed at the back of the hotel, if you walk straight to the pool from the beach, you have to go through the shop lot. The corridor will get wet and you bring together the sand. I highly recommend this hotel. Definately will stay here again in the future.
