Nice hotel, good area
Great spacious room within easy walking distance of Vatican City. There were lots of restaurants in the local area too. The staff were really helpful and friendly. The only issue we had was if we did need to speak to someone, due to the office opening hours, there was never anyone around when we would be there. However we emailed them about something and even though it was outside of the office opening hours, they responded really quickly.

Disappointing, not recommended at all.
Pros: Well located:walkable distance to Vatican. Building has 2 small elevators (space for 2 with luggage). Comfy beds. Clean rooms Cons: This was our 5th and last place in Italy (most disappointing and expensive room by nights of our trip). There was nobody to answer us. Front desk supposed to be open from 9am to 6pm (said on the website AND inside the room). We arrived at 2pm, had to get into the building when someone got in. We finally managed to reach the guy in charge with a man that had his phone number after waiting for 45 minutes. Guy in charge finally arrived and told us he was taking a rest at home... He said he was expecting us in the morning but we never talked about it because we thought the desk was open. We received an e-mail on our second day there to ask us when we were planning to check-in! We booked for the Classic Double Room for 3 nights but got in a tiny room without coffee maker, fridge, etc as expected. We asked for the good room on the next day but it was only available for our last night. They realized THEY made the mistake by writing the wrong reservation so they decided to give a compensation (bigger room (still not the one we booked for with fridge, etc) and tickets for 3 breakfasts worth 1.80€ p.p to the coffee 2 streets away that was closed on Sunday so we could get only 2), so not much of a big compensation. 2nd room had a loose shower head so water spread high on the wall (so not on us) and ran out of hot water after less than 10 min.

Extreme Value for money
Once yo get used to the fact you are staying in an Office block not really a hotel at all - its fine. No facilities outside your room but inside it has you need to explore Rome, Location alone is perfect and at this price it is impossible to criticise.
