Revolting!
Ky gel left in bathroom, dirty room, aggressive dog at entrance, the photos are not of this hotel, sooooo noisy, dirty laundry piled high outside of room. I could go on!

This hotel was located down an alley. There was a dog from across the alley off a leash and barking as you approach. This was the best that it got... hotel was not in very good shape, not clean, and certainly not comfortable. For as little as we paid, we weren't expecting much... but this came in well below that!

nice hotel for brief stay
i liked my stay here most of the time. some mornings a little noisy outside. neighborhood dogs barking and occasional people talking loud. otherwise a nice place. off the main road. rooms could use some updating, but for the price it is fine. I knew it wasn't high end hotel. I stayed for 3 weeks. I didn't need to talk to staff, girlfriend talked to them a few times. upon arrival and when leaving they did offer to help with my bags. spiral staircase to walk up and down from room. if you are looking for a reasonable hotel. this is nice. many places to see within walking distance.

It doesn't look much as you walk up small lane but inside it was nice enough especially for the price. Very nice people running this place. Top tip for food, go to opposite side of shopping centre (Sense Market) to restaurant that says 24 hours, fantastic food

not recommended
This property is just a home stay, not hotel. The lady and teenager who attended to us believed to be mother and son relationship, both of them are not fluent in English. The breakfast menu indicated it served daily from 6.00 am, however, we need to wake the lady up every morning (around 7.15 to 7.30 am) for preparing the breakfast for us during our 4-day stay. Only few dishes listed in the breakfast menu are available. The worst thing is they don't provide breakfast on weekends, although breakfast is included in our room rate. They never informed us until the last day we stay (it was on Saturday). They never pick up our calls, if we have inquiries, we need to go down stair to communicate with them personally. The soaps in the bathroom were unwrapped, seems like used before.

Overbooking. Again...
It was my second try. And overbooking was in both cases. It looks like management use rating of small hotel and fool their customers. If you are ready for problems this place is for you.

BAD. BAD. BAD (Under new management (?)Do NOT GO!)
This is NOT a 3* hotel. Far from it. It is a building-house. The family lives by/at the reception's area. We bookd for 4 Nights. The (new?) owner (?) /staff - do not speak English and far far from friendly and accommodating. Aparet from the fact that the rooms are on the large size, NOTHING you read on this unpleasent place - gives you the real deal! In every corner one will see mention of the place being (what they would it like to be perceived as)-hotel. IT IS NOT!!! On arrival, I had to wait and listen to nearly an hour of argument between the owners (?) to what it seems, the money they have received off Expedia is less than what I have paid.... So they wanted me to pay the rest. Then they argued that the price is for one person when it clearly stated 2 Adults. Room was on the top (5?) Floor. NO lift. No one to help you with the heavy suitcases. Room: although very big, is dirty. Bed cover is the actual bedding to sleep on, attached to the mattress. Shower,with toiletries but toilet really dirty. WiFi - strong. Location: very good, but the entrance to it - is off the main road. Not very safe. Breakfast: well, it is depend on the mood the owner is in.... They have 11 Set menues to chose from. I.e. Set 9: 2 sliced bread, jam and butter (not forindividual!!). NO hot drinks. One needs to pay extra for breakfast's drink(s)!!! Oh...and if you ended up on Sunday, like we did... Dream of breakfast... Whatever you chose - they will have... Tomorrow. We left after one night!

It should not be called hotel
Before I booked this hotel, I read many reviews available . Many of these reviews raised their concerns regarding star rating of hotel, Ac conditions, staff etc, despite that I booked this hotel considering my budget and availability at the time of booking. When I entered the hotel, a boy was on reception and he handovered me key of room no 3. There were no one to pick up the luggage as the boy was the only in charge of the hotel. There were some children playing in the room, which I believe residence of the owner or staff.There was no lift and I had to carry all the luggage to upstairs on curvy stairs. Room was quite big with moderate furniture and enough amenities, however Ac in room 3 is far away from bed hence cooling was an issue, fridge and telephone in the room were not working too . To grab water bottles I had to go downstairs. The lady at the reception first asked 35000 VND for the one bottle of 1.5 litter of water but later she realized that I am checked in guest hence gave me as part of my room package. During my 3 nights stay 2 instant coffee and 2 green tea pouches were complimentary apart from the bottle. The breakfast menu was having much options but when I asked them for simple Bread and butter with jam which was the part of one option on the menu, they denied and asked me to choose another thing. I asked fruits then too they were unable to provide. But later the boy went outside and bought me bread butter with sugar. I will not recommend this hotel.
