Peaceful view
Great location off the Ping river by the Iron Bridge. Decent restaurant next door, across street from a big supermarket and 7-11. The owner and staff are friendly. Keep the place very clean. The price is quite high due to the hotel fees. I booked for around 1600B per night, the extra fees were another 1200B, which made it a lot higher. Many small guesthouse/hotel doesn't have those extra fees.

Great place and a great price
When my wife and I first arrived at this hotel, I was convinced that we wouldn't like it. But I have to admit that we really enjoyed our stay here. First, the stuff that was a little off-putting in the beginning: 1) there is no elevator so prepare to lug your bags up a few stairs (3 floors, though the staff will help), 2) it's kind of a small place (10 rooms total), and 3) the room at first glance appears to be kind of like a jail cell, with it's lack of furniture and it being a concrete cube (concrete floor, walls, and ceiling). However, these turned out to be minor considerations when you step back and look at the whole picture. The hotel is located directly on the Ping River, with a beautiful garden and patio that you can use to relax and enjoy the view (just bring bug spray and a bottle of wine). Also, the staff are so friendly and helpful that you quickly wish that staff at all hotels would act this way. In regards to the neighborhood, there is a restaurant next door with a patio and great food, the night market is directly over the bridge and within easy walking distance, and there is a 7 Eleven across the street for other essentials. All in all, this is a quiet, affordable, friendly, and conveniently located hotel and we will stay here again on our next visit to Chiang Mai.

Wonderful hotel
The hotel is located across the river, but an easy walk to the markets. There is a bakery, restaurant, pharmacy and convenience store within a few minutes walk. The staff is very nice and promptly answers emails with questions. The property has a nice décor and the rooms are spacious.

Small gem on the Ping!
Wonderful staff, Fantastic location and great value for the money. Directly on the Ping River, Peaceful retreat as you walk through the small lobby directly to the river. Huge selection of restaurants within walking distance. Excellent small boutique hotel.
