Great location, great price. Family owned and family run. Room was bigger than I expected for that part of San Francisco, but fixtures are not new (like every other smaller hotel in San Fran) and WiFi signal varied. Owners were friendly and helpful and very nice and keep the place clean. And the price was better than anyplace else in that area (union Square-ish).

Not the nicest place
You have to be buzzed in every time you want to get to the lobby which can be a little annoying late at night. Also if someone forgets to properly close the elevator door the entire hotel needs to use the stairs until its corrected. My room had no AC and the first day was in the 90's...definitely not ideal.

Decent place, GREAT price.
Not bad, as some people say. Can't beat the price for the area.(It was cheaper than the cheapest Air Bnb I found, and I prefer the privacy of a hotel.) A little strange,(highlighter-yellow walls) but generally nice. My room had a TV, fridge and microwave, as well as a table and chairs. Much bigger than a more expensive hotel I stayed in a few blocks away the last time I was here. Nice and clean, except the only thing was the rug seemed a little... sticky... But I brought slippers, so just wore them. I came to get my daughter settled in a dorm a block away, so very convenient. Besides that, it is very close to Union Square, a nice area, and you can pick up the cable car to the wharf from two blocks away if you're sight seeing. Honey Honey Cafe across the street is good too.

I had to leave because of the combination of overwhelming smell and noise. It may be that the carpets have absorbed some effects of plumbing malfunction as the odor seems to be related to that. I found an alternative place that was significantly better; a private room at the AYH Youth Hostel 2 blocks away, closer to Union Square.
