Awesome stay
Always happy when I stay at the Baan Ratchiangsaen. The rooms are large, clean and bright. Comfy beds, good air con. The staff is friendly and the location is perfect. Walk to everything needed in the old city, markets, food, massage. Ho to yhe Baan Bakery! The best fresh pastries anywhere, but go early, they sell out of the best stuff by noon or 1pm

Stay elsewhere! Roosters crow all night!!!!
This stay was below average! Roosters crowing all night and early in the morning. Was told I needed to move rooms during my two night reservation, very inconvinent!!! The odd thing about our room move was that the second room was exactly like the first one. Wifi extremely slow. The staff speaks little to English and the front office staff was slightly rude when I asked them to call our tour guide. I was told no! I need to pay them for the call since the tour wasn't booked directly thru them at the hotel.

Overall Great Location and Good Value
Location was excellent- a short walk to the old Chiang Mai gate and close to temples, food and shops. Rooms were a good size and everything was tidy. Had laundry service at 40 baht per kilo - very convenient. Most of the staff were very helpful and friendly. On the negatives, toilet seats were wobbly and the shower water somehow flowed outside the shower area (leaving restroom somewhat wet). And a small pet peeve - a few small mildew spots in the shower.

We really enjoyed Chaing Mai. The hotel was close to Saturday night market. Fairly close to food. clean and staff very. Helpful.
