Amazing view, but...
My husband & I stayed at Nikos Villas for our honeymoon (4 nights). PROS - Amazing view - Great location - Mostly friendly staff Unfortunately the cons outweighed the pros, which is the reason for the low review. CONS - Our check-in time was 1pm but out room wasn't ready until ~3pm - No wifi in the rooms - you can only access wifi outside, by the pool, or in the lobby - The staff doesn't really speak English so communication was a challenge - The complimentary breakfast was nasty - Poolside food/drink service extremely slow. We ordered Greek salads, waited for ~2 hrs, & never got them. We kept asking on the status of our salads & kept being told the order was in. Finally we canceled the order & the waiter's reason was, "It slipped my mind." Then when we were checking out, we got charged for the salads + a bunch of other food/drinks we didn't order (we pushed back & did not pay). - We switched rooms halfway during our trip was due to BED BUGS in our first room. I woke up every morning with bed bug bites on my body. - Most of the staff was friendly. The woman @ reception was very concerned about my bug bites, was super helpful in switching our room, & checked in on how I was doing the next couple of days. But the owner, Nikos, was awful...very unfriendly. After the bed bugs incident, he ignored us for the rest of our stay (i.e. asked everyone if they wanted coffee @ breakfast except us, asked everyone by the pool if they needed anything except us)

Budget Junior Suite for not a budget price
Bad energy here. The owner yells and intimidates his staff and his guests. He yelled at us on our first morning as we told him that the AC in our room didn't work. Instead of concern and an apology, we got a lecture on how his system works! We had just spent a sleepless night after a long day of travel and temps in the 90's. The lobby had been locked up at night and we did not know how to get any help, so we were in no mood to listen to his lecture. Mr N. pretends he doesn't understand english well, however we understood more Greek than he thought! When initially shown our room by his daughter we were told we were "not allowed" to turn on the switch for hot water for no more than 20 mins - meaning we had to plan a shower! And we had to throw all toilet paper in a plastic bin next to the toilet! I thought this was a world class destination? The room was dark, dingy and uncomfortable, we asked to change it, but were told that they were fully booked, which may have been true for the upcoming days, but there were plenty of rooms empty for days, (we stayed for 7). They just didn't want to relocate us. His daughter marched around, straightening chairs & pillows with no regard or acknowledgement for her guests. Breakfast was not good, little choice, cold cuts sit on a plate filled with ice for over 2 hours, you know there's no ice left in there, theres no AC in breakfast area. One morning hot plate was not even plugged in for the eggs and sausages. I was sick for 3 days.

Maximum comfort and nothing to pinpoint
- location is awesome. no need to go up and down as its just beside the main road to oia, convenient and easy to reach by public transport and taxi. - villa has really big bathroom and the room has good ventilation and a terrace. of course with enjoyable view seeing both sides of santorini. - walking distance to oia town (less than 10 minutes) so you could find photogenic spots, restaurants, bars and everything you need - also a plus because you could find supermarkets easily, and there are two! - hotel host Nikos is really welcoming and accomodative, busy preparing amenities, drinks by the pool and reception.... the other staff is super super friendly and nice! Cannot believe they have even gone forward than what they could offer! even the housekeepers are very very cheerful and they remember details in mind. - breakfast is simple but nice. as restaurants are nearby if you would like to skip or just have some coffee and juice still a nice choice. - pool is with super nice view. with benches and towels why is there a need for visiting nearby beaches? excellent! thank you all for making our stay as relaxed as we could! this is perfect for vacation getaways for families, couples and a group of friends.

My wife and I stayed at Nikos for part of out honeymoon and it was not the greatest time to say the least. There are not a lot of amenities to take advantage of at all. The rooms are very very outdated, it felt like I was in a old persons cave. THERE IS NO SHOWER all they have is a shower nozzle and you have to hold it and rinse yourself to take a "shower" and is super disappointing. The housekeeping puts things away in really random spots and doesn't keep things near where they were. THE BED is so bad and hard and needs updating for sure. Also, they use electric heating systems so you need to wait 10 minutes for the water to get warm and once house cleaning comes they turn the water heater off and so when you go to use it again you need to wait another 10 min. The bar is really out dated and not a spot to hang out at if your looking for that. There is a really ugly piece of property right next door with weeds that hang over the edge so thats a bummer if your at the pool. Wouldn't suggest this spot if your wanting a nice vacation in Greece to relax at.

Best location in Oia
My husband and I had a great 5 night stay at Niko’s villas. The location is excellent – beautiful caldera views, sunset views and on the edge of Oia’s hub of restaurants and shops. Some of the places in the central hub would not get sunset views at all, which are lower down on the on the caldera (not sunset) side of the island. We were in suite 26, which we think must be the best one in the place – it had an incredible balcony with sunset views and 2 loungers, a table with chairs, and 2 beach chairs. The suite itself was huge (bedroom, living room, kitchen, bathroom and a loft), incredibly clean (housekeeping kept it spotless all week long) and quite comfortable. The bed was a bit hard by North American standards, but not too bad. Water pressure wasn’t super strong, but wasn’t problematically weak either. The breakfast is tasty (the best greek yogurt we had on our trip, believe it or not!) and good value – I’d recommend including it in your stay. We enjoyed lounging by the pool (lots of comfortable seating and loungers) and swimming around too – there isn’t a pool heater, so in mid-May the water was cool but okay (I’d guess it was 70). If we ever come back to Santorini, we will stay here for sure.
