Cute guest house, 15 min walk to tourist area
very cute guest house in a convenient location if you don't mind walking 15 minutes, mostly uphill to the Waverley Station which is where shopping, restaurants, city tour buses are. Pros: Quaint room Private bathroom Friendly staff WiFi worked great Small kitchen on 2nd floor with microwave, dishware Breakfast in the basement, although nothing fancy. eggs cooked to order, but rest of food was ok, not always warm on the buffet. Cons: Does not provide shampoo, conditioner, bar soap in the room Rooms on first floor are subjected to creaky floors from people walking in 2nd floor rooms. One night there were kids running all over the place and it was rattling things in our room. Staff not always easily available if you need something. If you store your luggage you have to drag it down narrow, windy staircase

Ok place for a night
Ok place to lay down your head - very small room- even tinier bathroom. Easy walking distance to Royal Gardens. If you're on a budget - u do have access to kitcheneOtte. TESCO just down the street. Bus stop convenient. Didn't really feel like it was walking distance from city center. Breakfast room in basement was nice - another person fixed a very good full English breakfast. only thing that bothered me was how many electrical extensions there were - typical older home.

Clean comfortable place to stay with a 15 minute walk to the train station in a quiet neighborhood. A little light on service staff.

Needs some work
We chose this hotel because we were on a budget, and it's difficult to find affordable options in central Edinburgh in summer. So we weren't surprised to find a bathroom in some disrepair and a room that could use some refurbishment. It's also a bit noisy when people are talking in the hallway or the next room. However, it proved to be acceptable for our needs, and the owners seem engaged -- they were aware of most problems before we spotted them, and gave us a steer when we checked in, so we didn't have any unpleasant surprises. With a little TLC, this could be a special B&B.
