Nice enough.
The house is beautiful on the ground and first floors, but how does a hotel have an inoperative elevator for a full month? (We were told it was something to do with city approvals.) Our room was top floor with a wonderful view, but carrying two bags up four flights of stairs is anything but wonderful. (Receptionist kindly offered to help, I declined.) The room was nice, if you don't mind chipped nightstands and torn fabric on sofa. Window panes had been somewhat sloppily painted. In general, we felt the room was a bit tired. That was reinforced by dirty carpeting in the long hike to the top floor. Breakfast was very good and location is too.

Decent location with short walk to castle. Private bedroom and bathroom with communal breakfast. Great service at breakfast! Our room did not have towels and when I called, we were brought towels within minutes. Checking in was a bit challenging because the front office was not staffed (maybe on break) and the front door remains locked so I could not get in. Another guest let me in and shortly after we were assisted. Overall, clean, great price, and decent location.

Wouldnt recommend staying here. Lift does not work and i dont think it will ever be fixed. Our shower wouldn't work and had to wait until next day to get it sorted. Then the stopper in the sink wouldn't work. Breakfast poor and they didnt refill anything that was used. Very dull decoration wise and definitely not worth a visit.

Lovely hotel, would stay again.
The B&B Edinburgh was a lovely place to stay. The room (no 19) was very clean and the bed was extremely comfortable. We where on the very top floor meaning we had a lovely view over the city. The only disappointed we had was the lift was broken so we had quite a steep climb up quite a lot of stairs. I would say if you have limited mobilty i would recommend requesting a room on the 1st floor. The facilities where lovely the room was nice and clean. Quite a few options for breakfast available to suit all needs. The staff we spoke to where very pleasant and polite. Would definitely stay here again if we return to Edinburgh but if lift is broken i would request a room not so high up. Overall a lovely experience, so thank you . I would also add, its only a 20 minute walk from waverly station and is brilliant for the town centre and the castle.

Fab Stay in Edinburgh
We had a lovely stay in Edinburgh. The hotel was superb very welcoming, staff were lovely and always willing to help. Room was great and the bed was really comfy compared to other hotels I have stayed in. Fantastic !
