It is what it is i.e. an inner city motel at a good rate. I was what I expected. If you want more than very goods basics in a small room, then you should go elsewhere.

Great Stay
Great stay. We booked last minute and everything was ready for us. The owner was out when we arrived, but left a key for us at the front door with instructions. Very clean, comfortable. Fresh cooked breakfast. No complaints! Would absolutely recommend.

Peter was an excellent host. provided a lovely freshly cooked breakfast and lots of helpful tips to make the most of our time in Edinburgh. I made a suggestion to him and he received it gracefully and thankfully. This to me shows concern for his guests!

Great gateway for new Uni student & family!
We were seeking accommodations near Pollock Halls, as we were installing our daughter there as a "fresher" at University of Edinburgh. The Cherry Tree Villa Guest House provided the perfect location and offered a room where all three of us could stay together until she was able to move into her dorm. Peter is a charming and generous host, and took excellent care of us. There's some great food right in the neighborhood: Delhi Diner is excellent Indian food despite the less than promising name; the Old Bell Pub has a surprisingly good menu (but be warned: Monday is quiz night and you won't get in unless you go early,) and Positano serves great pasta AND pizza. We ate there twice. Download the Edinburgh buses app for easy and efficient access to one of the best bus systems anywhere, and consult Peter with any questions - he's a wealth of information. Our room was in the basement, so somewhat musty, but it connected to a private patio which we enjoyed immensely when the sun was out. (It happens occasionally!) The beds and linens were good, and water pressure in the shower was decent. We had fun chatting with Peter and the other guests at breakfast; Cherry Tree (perhaps like Edinburgh itself) attracts a diverse and friendly crowd.
