Fall in love with Rome!!!
I had a wonderful stay in Rome. Francesco gave us good directions how to get there. Small walking-distance from train station (not an issue with that). He was waiting for us when we arrived. I read the previous reviews about the room being big, but to my surprise it was... definitely big room. No issues with sharing the bathroom... it was always clean and there were two for 4 rooms, so no issues at all (and my husband didn't like the idea at first... but afterwards, he didn't mind). Our flight out was two days later at 0655a so Francesco made the arrangements for us to be picked-up at 0430. We were a bit worried, but the taxi arrived just on time 0430. Nice guy! I'll have no issues to recomend this place or to return to it for sure!!! Thanks Francesco!!!

Comfortable place to stay
The room was very comfortable and large, the shared bathroom was very clean and large. It was quiet, so I slept very well at night. There was nice extra seating in the room. I was attending a meeting at the nearby University so it was very convenient for that. The Roma Termini station was a 15 minute walk away, and the Colosseum was about 1.5 miles away.

Stayed for two nights. I found it very hard to reach the owner, having called several times and waiting an hour before getting through. The owner was very nice, very friendly, and very apologetic. We were upgraded to a better venue, but the bathroom at this venue did not drain very well and water leaked into the floor. We were given breakfast vouchers at a very great place, however it wasn't open on Sunday morning. Overall, the location was average; it was close to the train station, but the area is more run down than the rest of Rome even though it's relatively safe. Things get a little noisy at night until about 3am FYI

Good room for the price. Definitely seems to be in a student neighborhood. Overall clean. Hard to find initially. Definitely let them know when you are arriving, the host is not often there.

Great Stay, I'd reccommend any day
I thoroughly enjoyed this B&B, its a great bang for your buck. The location is just a 10-15 minute walk from the Rome Termini train station, the area is mostly university students with lots of great places to eat, supermarkets, bars/cafes and all the major sites in Rome are within a 20-30 minute walking distance ie Colosseum, Roman Forum. The room is comfortable, spacious and clean. There are two washrooms and about 5 guest rooms. Getting into the washroom was never a problem, however on our first night the one toilet makes an awful horn like sound which was a little distracting as it was beside our room but we easily got over it. The breakfast is either at the cafe down the road or the cafe bar in the park (coffee & croissant), both places had great coffee but than again in Italy the coffee is great pretty much everywhere you go. Across from the park was a great pizza place called L'Economica, we could have eaten there every day. Nighttime there is lots of activity, we enjoyed walking down the streets seeing the night life and even enjoyed some ourselves. The people in the area and hotel are very nice and always willing to help.
