Staff were very welcoming and friendly at this hotel. The room was on the small side but was clean. The beds were comfortable for all our family of four. The bathroom was ok but the shower was not designed for someone over six feet. There was a soap dispenser near the sink which was dirty and unsightly looking. The location of this hotel is within walking distance to lovely bars and restaurants in Paddington. Oliver's Steakhouse and Ask Italian to name a few and bars, the Cork & Bottle and Pride of Paddington. And Paddington tube station is a ten minute walk away.

Well let's get started my self and my wife travel over 200 miles to stay at the rose park hotel, and we were greeted with a rude member of staff at reception, we just let that pass because you never know what day someone has had! We had booked the hotel within weeks in advance and so our first room should of been allocated to us??! Yeah right we unlocked the door to find someone else stuff in our room. So I had to get our room changed which is ridiculous, we open the door to find that the room looked liked it hadn't been cleaned for. Long time !!! Yes the bed was made but that was it. The bedding was stained ! The mattress was stained ! The curtains had mould growing on it the walls were dirty, there was dust every where. The windows had rotten in the corners which also had mould growing, the room was so small it wasn't fit enough to have two adults staying inside, I confronted the recopionist about this issue we were told that we had to wait until morning to change rooms again because he wasn't sure if we had used the bathroom or the bed, I wouldn't let a dog sleep in the room so I wouldn't touch the bed. The customer service was poor The standard of the room was very poor The hotel is very over rated ! So what should of been a very relaxing experience in London turned our first day into a very stressful day!!! We had to find another hotel that night as we could not stay in that room. I have bite marks on my legs of just been in the hotel half hour!!!!!!!!!!

I stayed here for 4 nights, and I'm not even getting into the ridiculously small and ice-cold rooms (everything that other reviewers say about them are completely true), the paper-thin walls or the noisy extraction unit just outside of the window. No, let's jump straight to the very first night when the fire alarm set off FIVE TIMES between 3 a.m. and 6 a.m. The first time it sounded for 40 minutes, forcing people to stand out in the street in their pyjamases in the middle of the night. When I checked out, I asked to be reimbursed for the horrible first night, but the hotel claimed the reason to be a guest who smoked inside, causing the fire alarm to go off, and therefore the hotel was not to blame. I've seen several other reviews of this hotel where reviewers complaint about the fire alarm, it seems to be a somewhat permanent problem. So, I'm a bit sceptical, but even if that was the case, I don't think a smoking guest counts as Force majeur, and I think since no one couldn't get any sleep through no fault of our own, the hotel should claim responsibility. But they don't, we all had to pay good money for a sleepless night with a screeching fire alarm. When I got back they sent me a generic e-mail in which they claimed that they "would love to hear about [my] experience", so I wrote them about my experience, and why I should be reimbursed. This was several weeks ago and they haven't replied, and I doubt they will. Customer care is very low down on their list of priorities.

Cheap but i would definitely spend more instead!
The rooms need attention. There is mold on the ceilings. The rooms are cold and the heating barely works. I had to take a duvet from the spare bed to make sure I was warm enough to sleep. Their cleaning service does take care of the basics, but the management is clearly not paying attenion. Also their idea of soap is hand wash to wash your hair and body. Honestly ridiculous and not appropriate

Not a 3-star hotel!
Without any doubt, I can say this was the worst 3-star hotel I have ever stayed anywhere in the world. We had three day reservation and ultimately couldn't bear to double book into another hotel for the third night. If actually it were a 1-star hotel then I would say it is a great place. But, we were not looking for a 1-star! Here are the highlights 1. First the only positives - The location and staff were very good and courteous. 2. Noisy rooms - You can hear anytime anyone entered or exited neighboring rooms. If they used restroom, or talked, or did anything other than whispering! Several times we ended up waking up in middle of night from outside "bangs". 3. Quality of mattress were very bad. You can hear springs anytime you turn. I would compare it to the folding sofa bed type mattresses. 4. No luggage storage: We were informed that london police have instructed all hotels to not store luggage. That was a complete lie. We had luggage service in the new hotel we rebooked. On the third day our train was at 6pm and checkout time at 10:30am. We were put in a situation that we have to keep the luggage with us while we sight seeing or spend couple of hours trying to find a public locker. Anyone traveling with family should pay attention to this. 5. It was a hot summer day in London, and the air cooler was not effective. In addition, the window would not open more than an inch. I still cannot understand how can Expedia rate it as a 3-star hotel.
