My Favourite Place to Stay in Edinburgh
Royal Overseas is my favourite place to stay in Edinburgh. It is an historic building, run by helpful staff. The organization itself does good work throughout the world, and I like supporting that. The breakfast is delicious, and the rooms are small but comfortable.

Walked in, the lobby was so small you could hardly stand in it. It also had a terrible smell. They have the gross old fashioned (and unsanitary) keys attached to a piece of wood you have to turn in every time to leave. The wifi was terrible, the rooms were stuffy and damp feeling. The entire hotel had a bad smell and there was no AC. We checked in, spent an hour in the room booking another hotel and left and we didn't even care that we lost our money we had already prepaid here. No way I would stay here.

Great location
We loved the location or this hotel. It has an observation bar that you can sit and see Edinburgh Castle - which is directly across the street. Great location for catching the bus, train or air lift. Stairs to the elevator, which only goes to the 4th floor. We had rooms on the 5th floor and had to climb a flight of stairs to get to our room. Nice made to order breakfast.

Good, but need better pre-stay communication
Great old hotel but would have been helpful to have been forewarned that construction had Princes Street main entrance dark and closed. As two Americans dragging suitcases from train station at night, it was both a surprise, then annoying to walk uphill then through dirty alley to access hotel. Prob would have stayed there anyway, but would have set correct expectations.ahead of time.
