Happy people
Everything you could want from a B&B style hotel. Right by major bus bus line.

We stayed 3 nights in I believe room#3. The breakfast and location (right on a bus route) making access to everything very easy. Buy the daily pass and you can get on and off any bus all day for 4 pounds. The room is small but the bathroom is the real issue for this room as it is in the original room closet. To say it is small would be understating thins by a mile. I am 6'1" tall and weigh about 230lbs. The shower is barley big enough to use so if you are bigger than me, seriously rethink staying in this room. I can't speak to any of the other rooms. Also, the wifi was an issue and made daily planning difficult.

It was a terrific location for a visit to Edinburgh. You can walk to the main sites, or take public transportation. Lovely guest house and superb hosts and service.

Fabulous place with history.
It was great. This is a good location and a very safe area. Easy walking to downtown area or a 5 min cab. Great breakfast incl. We arrived very early and our room was available and allowed to get it. many food locations in the immediate area. Up the stairway is a beautiful stain glass window put in by the first owner. Wi-Fi was a little weak and not a lot of parking on premises.

Very Good8.0
Nice option for Edinburgh lodging
It was exactly what we were looking for: comfortable, affordable, a nice hearty breakfast (haggis and black pudding optional), an easy bus ride or walk into the heart of old Edinburgh, and a short walk to Holyrood Park. The owner was hospitable and suggested a great local pub to watch soccer and get a delicious Sunday roast. Would definitely recommend!
