Very Good8.0
Newly refurbished and a great value.
The location was perfect for sight seeing as well as Waverley train station. The room itself was very clean and the bed was comfortable. I wish the shared bathrooms provided foot towels and a shelf to store your toiletries and clothes, as that proved to be a problem. However the water was warm, so that’s always a plus. The whole place has recently been refurbished, so it was very nice to stay in overall.

I Would Never Stay Here Again
I stayed in this hotel 2 years ago and the experience was fine - but it is under new ownership now. I made a made this reservation last minute, since my arrival in Edinburgh changed and I needed a room for one night. Only a triple room available but I was desperate so I took it, even though it was expensive. (single traveler) I arrived from the airport around noon and did not know what to do. There was a contact number on the website to get a check-in code, but the number is out of service. So I was stuck outside on the street with my luggage in the cold. The place is being refurbished, and when a worker came out, he let me go inside the hall - he offered to call the owner who said I had to wait until 3. Okay, so I sat on the stairs waiting - what could I do? Along comes the housekeeping woman, who also offered to call the owner - who again said no that I had to wait to get an email at 2. (it arrived at 2:15) I had a painful torn shoulder, my arm in a sling - well, it is not a good memory. (and I am pretty easy going) The room is nice and clean and comfortable, the housekeeping lady was so nice - but the owner's attitude was shocking. It is an okay place to stay if your flight arrives in Edinburgh after 3pm but heaven forbid if your flight is earlier in the day. There are so many other hotels in Edinburgh that are cheaper, have a bathroom ensuite and kind and helpful staff who are there to make sure your stay is a good one. I would never stay in this hotel again

'Same-Day Return'
Josh the receptionist was very helpful, considerate and professional. The hotel is minutes away from the castle, St. Giles cathedral and the Scott monument; which are the only things to see in this tourist trap of a city and the prices were double those of Glasgow for food, drink, shopping and trinkets. Best to travel in on the train on a 'Same-Day Return' ticket and save your money for your over-priced food drink! Cheers, from Toronto, Canada.

Unhappy booking
On the website it is advertised as a 3* guesthouse with delicious and tasty food it was none of these things. It is a room with shared facilities. It also asked for photo ID to present to reception but there is not a reception. If I had known about this misleading advertising I would never have booked it. Will not be using again for any other bookings. Not value for money so beware if looking at this as a place to stay in Edinburgh.
