Clean, smoke-free. That's all I needed.
I was disappointed to see how few places had smoke-free rooms in Tokyo. I'm very sensitive to smoke/smoke smells, so finding a smoke-free room was a must. Luckily I found the Livemax Shimbashi, which was located conveniently to where I needed to go, was clean and afordable, and worked out perfectly. I would definitely stay here again.

Oh Japan!
Small but they have everything you need inside! It was a lil dusty but toilet bowl was warm during winter, what more can you ask for! Oh and room comes w a heater function too!

It's OK
As we went to Tokyo at peak season so the hotel was a lot of money for what it is. It was very basic, not really any facilities in the hotel. If you get the semi double then there is no washer dryer and there is no on site coin operated laundry service. The hotel is about 10minss walk from Shimbashi station. Nothing much around the immediate hotel neighbourhood but Shimbashi is really buzzing at night. The room is nothing to talk about.. big enough to have space to move around, but everything is really old and dated. If I had a choice I wouldn't really want to stay there again.

Budget hotel, fairly comfortable for 2-3 nights
We stayed for three nights at the livemax in Shimbashi. It was comfortable for those three nights but I would probably not want to stay here longer than that. The hotel is a bit tired in terms of it's decoration and needs an update. In terms of cleanliness it wasn't the cleanest place I have stayed but it certainly wasn't awful.The bathroom was pretty clean but the room needed more vacumming around the edges of the carpet as it was a bit dusty. Our room (408) was actually quite big compared to other places we had stayed in Japan. It was a semi double, yes the beds are a bit small but my partner and I were comfortable in it, he is smaller but I am bigger. The road the hotel is in is quiet and only a 10 minute walk to tShimbashi station and all the liveliness of that area. There are plenty of places to eat nearby as well as lots of convenience stores within a 3 minute walk from the hotel. We obviously knew this was a budget hotel and we got what we expected so it was quite good value for money, but I do think it could be modernised.
