Beautiful, charming, neat neighborhood.
Adorable! It's definitely off the beaten path - so be ready to take a bus to/from city centre or walk about 30 minutes. It's hidden in a neighborhood with a few guest houses, hard to find at first. Breakfast options are fantastic! Staff is super sweet and provide a lot of helpful information about how to get around. It's a smaller place with less than 20 rooms. I stayed on the ground floor by the door, but it wasn't too noisy. I recommend No. 1 Grange for dinner. And definitely take a taxi back from city centre late at night.

Peaceful, Great Locations, Great Hosts
Stayed 6 days settling kid in Edinburgh Uni. nice host Thomas and Angel. Even b4 arriving send personal note and map of restaurant, and transportation instructions. Room overlook the beautiful Arthur Seat. Breakfast is freshly cooked and absolutely homely. Great experience and will definitely stay again.

This is not a hotel. It is a B&B.
There is no reception so you need to call in case of late arrival. The manager was very accommodating and showed up even though we arrived at 2 am.

Was Not Looking for Extras, Just Basic Comfort
The hotel advertised free parking, but they have only one or two parking spaces. Parking on the street is free except Mon-Fri 9:30-11 am. We were lucky to stay on the weekend. We were on the 2nd floor (3rd from the ground). The stair steps are very narrow, further reduced by the carpet and metal planks that hold it down, so it's pretty easy to slip. The room was small even for a double (UK:double = US:full) bed. The bed was not comfortable to get a good night sleep. It was also very hot even though it was chilly outside. We turned off all heat and opened the window, and it was still hot. The shower broke. To be fair, it could happen anywhere, and we were offered to move into another room. On the good side, the complimentary breakfast was good and the free WiFi was excellent. The hotel is in a quiet neighborhood, a walking distance from the Holyrood Park and you can hike to the Arthur's Seat. In 25-30 minutes you can also walk to the Holyrood Palace. I really wanted to like it, as I am not looking for extras, just basic comfort.
