Worth the price, very comfortable stay
Traveled with my wife and 10 yo daughter, very easy access to Underground and grocery store for basics; no 'walking distant' points of interest, so an Underground or taxi transport is needed for any sightseeing. A little shy on available restaurants; yes, handy for KFC and McD's, but who goes to London to eat fast food? Otherwise, available 'locals' restaurants were available but low in number so quite busy at peak times. Considering the location, condition of hotel, and friendliness of staff, I would definitely stay at this hotel again.

Skeevy hotel - do not stay here
I am not one to be picky or critical of hotels because in my mind while I am on vacation I only care about having a comfortable bed in a clean room with a clean shower. I've been travelling across Europe for 9 years and unfortunately have to report this is the worst hotel I have ever stayed in. Why? Well for starters my mattress was completely worn out, it seemed like a 300lb gentleman had slept in it for years. On top of that my room had cockroaches and when I told the management they said they didn't know how to prevent them. The hotel room was EXTREMELY small, as was the entire hotel. Sound is a problem as you hear everything from outside and inside, including the noisy lift. It was tough to get a good night's sleep. I would NOT recommend this hotel for anyone. The only minor plus side was its location in Earls Court, which there appear to be better hotel options available.

Some bad with the good
Barbara was an excellent help. She had a list of restaurants within walking distance, she had feedback from personal experience or prior guests on their dining experiences at said eateries, and brought us clean wine glasses when we told her we needed a wine key. She goes above and beyond to ensure her guests are happy! This neighborhood had a lot of eateries, pharmacies, quick convenient stores, and pubs. They obliged to my garden view request and the room itself was brightly lit and clean. However, the water pressure in Room #2 was very poor. The sink also bubbles at odd times and crud comes up and dries out on the sink surface, YUCK! The continental breakfast helped tide us over before a day's worth of sightseeing. The bed does move quite easily, so just be careful when hopping in!

Nice stay
We were able to leave our luggage there for holding since we arrived early, and the receptionist allowed us to get some breakfast, even though we would've technically only been entitled to breakfast the next morning. She made us feel very welcome. The room itself had a lovely view out back into a garden. It was small, but all we needed.

Reception phone ringer at full volume. Phone ringing frequently during the night. Complaining guests due to unacceptable level of noise were ignored.
