Outdated and Bugs
Before I start I would like to say that I am an moderately experienced traveler. For that, I have become accustomed to certain standards that for Hotels and what I, as a traveler pay for. This was the first trip I have ever taking to Italy and this was the first hotel I stayed at. Unfortunately, the stay wasn't so pleasant. The hotel is located at the end of the Grand Canal which is a great location. However, that was the only great thing about the hotel. The hotel was small, about the equivalent of a B&B, with only two floors. The lobby was clean and had a person at the front desk who spoke English. However, everything felt very dated. Not in the sense that it was historical but poorly decorated. The room felt the same. At a glance, everything looked clean but a slightly longer look gave away all the imperfections. To start, everything was covered in same design as the carpet including the walls and bed. The bathroom was clean, but the shower had very little pressure. What made it worse was the BUGS. At night, there were bugs everywhere. I woke in the morning with about 6 bug bites. All in all, not a recommendation for the price!

Good location
The staff was great. Beds weren't the most comfortable but it had good air conditioning and the room was decent size. The bathroom walls had black mold which we weren't surprised to find in Venice. Easy walk from the water bus.

Will be coming back too again
The only negative I would say were the mosquitoes that were in the room. Also the lamp had a blown light bulb. However, for the price it excellent and the food there is good.

Mixed Bag
Well, the location is great. The room was tiny and had this sofa that really did not belong in a crowded room. Bathroom is very new. Bedroom had 12 foot beamed ceilings with a venetian glass chandelier, brocade and 8 foot windows that overlooked a garden. And I understand the difficulty of retrofitting modern convenients into century old buildings, but there are just some silly things like no soap shelf in the shower...The TV was small and had 4 channels. The WiFi was spotty at best. You could not get to the one armoire because the sofa was in the way.There were two different school groups that were in the annex that we were in. They were adorable, but it did give the place a dorm feel. Breakfast was very good. So like most things in Venice, it was a mixed bag.
