Slightly disappointed
The hotel isn’t bad but I wasn’t impressed with our room for the price we paid. Being December 30 (we only stayed one night) may have impacted that some. We had to be walked to our room...through the bar and through the middle of the restaurant which would’ve been awkward if we came and went during mealtimes. Then we were taken downstairs and through a corridor which felt almost dungeon like. There was a electric box and cleaning closet with the doors left open the whole time. The room was small and had a skylight for a window - you could open and close it so that was a bonus. The bathroom was tiny and the horrendous sounding fan came on with the light so there was no avoiding the noise it made. It was decently arranged so it felt ‘cozy’. The tv, wifi and amenities were ok. The staff was warm and welcoming. They took our bags to our room as we arrived before checkin. We were told there was tram service from the stop directly in front of the hotel to the airport but there wasn’t actually service December 31 in the morning (or the entire day) so we had to take a taxi (20£). The area is good and there’s shopping, a movie theater, and restaurants nearby. Everything else you’d need would be in walking or a short taxi ride distance. I would stay there again but definitely NOT for that price as I’ve stayed in much nicer places for less.

Hotel is very well located to access the Old Town. We liked it a lot, our room was very large and comfortable. The concierge, a gentleman from Cuba (could not catch his name), was amazingly kind and went out of his way to provide tips to see the city well and enjoy the time in Edinburgh. He made the hotel look very good.

One of the worst hotels I have stayed at. Only good points were the orange juice and the friendly helpful staff. However, they had too many issues to deal with. This hotel was not clean and extremely outdated.

Avoid the basement rooms!
This is a tale of two hotels. My wife and I stayed twice in two weeks. It's a great location, walkable to many sights in Edinburgh. Our first stay was great. We had a top floor room, which was clean and had a great view. No complaints at all. Our second stay a week and a half later was a completely different story. We were assigned a room in the basement with no side windows and a skylight that partially opened. The room was cramped and the bathroom had lots of visible mold and missing/crumbling grout in the tile. Our friends had the room across the hall with similar conditions and they had slugs crawl through the skylight and into their room. They demanded (and got) a different room on an above ground floor. The Management did work with us to try to fix/clean some of the issues, but were unable to fix the entire situation. Wifi was problematic as it was a weak signal and required you to re-login every few minutes, and use a different login after 24 hours. Overall it was not a pleasant experience.

Hotel was very clean. Rooms are small like all in UK. Service was sometimes very poor. Our room wasn't cleaned for two days and we only get new towels after asking two times. Free WIFI is very bad and hangs after a few minutes.
