Good enough for one night.
The single room was the smallest hotel room I've ever seen. There is barely room to open a suitcase. It was cute. The staff was great, and the back garden was very nice. The bar was a good place to get a quick bite and chat with other guests.

Would definitely stay here next time
Very nice boutique hotel. I took one of the single executive rooms which was perfect for a solo getaway. The room was a bit small but I knew that from the picture when I booked. The lack of air-conditioning was disappointing as it was quite warm, though this was just more incentive to spend time out and about, rather than in the room. The hotel staff were very friendly and attentive. The breakfast was delicious with a large selection. The hotel is walking distance from the old city which made it a perfect spot for a weekend getaway for the Fringe.

Great if you don't have a car.
The only downside is if you have a rental car. There are limited parking spots on the street. We left the car and walked but didnt make it back in four hours(the max you can have a parking space continuously) and got a 30 pound ticket.

Top Notch Service on a Beautiful Street
Stayed here for 1 night on a trip through the UK. Arrived via flight from Gatwick to Edinburgh. Took the tram near Waverly. Ended up getting a cab because I could not figure out the streets. (Maybe cause I had little sleep). Arrived to hotel about 10am and the room was ready! I was able to lay down on the amazing comfortable bed and take a nap. Was able to walk to Palace of Holyroodhouse, High Street, Castle, Museums, etc. Edinburgh is A LOT of walking!! I was able to walk back to the hotel before going out to eat. The hotel is somewhat convenient just be prepared to walk. A lot of construction on the streets were taking place while I was staying so I had to do several detours outside Waverly and the Omni Center (not far from hotel). Felt safe being a single lady walking around at all hours. The staff of the hotel were amazing and always willing to assist and answer questions. I checked out and was able to leave my bags downstairs while I went out to sightsee more. Returned late afternoon/early evening and my bags were there waiting for me. Would recommend this place to all. Just one thing to let all know.. I think it's stairs only. It didn't bother me cause I only had to go up half a flight to get to my single bedroom.

Not what I wanted.
3rd floor walk up. There are 3 rooms to avoid apparently, which a previous guest had warned , and I thought I had avoided at reservation. Really too bad.
