The location couldn't be better, about 2 or 3 minutes from the Tube and Kensington Gardens, and about a 8-10 minute walk to Paddington Station. The staff are very helpful and friendly. The breakfast was good. The wi-fi was fast and reliable. The room was rather small and the carpet could use a good cleaning, but honestly, if you're traveling to do some sightseeing in London and don't plan to spend much time in the hotel, it's a great place. I would stay here again.

Beware
Says it has a lift. Yes, after carrying your luggage up 4 or 5 steps. Our room had a deep narrow alcove with a window (filthy roof level with our window). Essentially no window in the room. The bathroom sink was so tiny you had to bend over to use it and then you hit your head on the one little shelf in the room. The staff tried to be kind and switched my room so I had less stairs. But, now I could not use the shower, the tub side was very high. They didn’t care. I had to take clothing and an elevator to my son’s room to shower. The carpets everywhere were filthy. There was no help for restaurant advise, little of any help. I had paid for breakfast for my whole family of seven. Most of them were not eating it, so I asked if we could cancel breakfasts and get a refund. I was told that I had to contact hotels.com, that they wouldn’t not do it. I tried to make the contact but it didn’t happen. There should be a way to get out of a bad hotel even after having paid in advance. I have never written a real review before, but I felt compelled to do so with this place. The one plus is it’s location.

Reasonable, but not Amazing
The hotel was very average. The bathrooms were in good condition and were clean. The public parts of the hotel were somewhat messy and looked dated.

First stop in London.
The hotel is closer to Lancaster gate than Paddington Station, got lost trying to find the it from Paddington. The room was small and could have been cleaner. Wonder if the larger rooms are set up better to give this hotel 3 star rating.

Good landing spot coming from Heathrow.
Nice place to layover before heading to Scotland. Convenient to Hyde Park, the tube, and train stations. A bit cramped but very thoughtful layout. Really only spending time in room to shower and sleep.
