Don't Book It
Its true, you get what you pay for and the Colosseum Terrace Suite is no exception. I've visited Rome numerous times, always in top rated hotels. This time just needed a place for a layover on way to airport. First when you arrive, it looks like a sketchy un-safe area, lots of graffiti, several blocks from the Colosseum, no place for a car to pull over and let you off, you have to block traffic. Further when you ring the buzzer, there is no help to get your bags to the 5th floor, lots of steps to the elevator. Elevator barely large enough for one person and one bag, had to make extra trips. The person who greeted us was very nice, but not knowledgable on the area, reccomended restaurants miles away. The photos on their Hotels listing misleading, our room was new but bathroom old with moldy shower head (pics attached). Bed hard as a rock. terrace is a shared space, different from how the photos show the room. Each room with new flooring, newish furniture, visually looks good at first until you actually use. Could not wait to get out of there. Would not recommend for anyone. it was more like an upscale hostel. I have stayed at other guest house style Rome properties, all awesome, however Colosseum Terrace Suite not. Never again.

Nice place and great location
Great price. Nice people. There is a very good café right by the front door where you get your comped breakfast...interesting. Very friendly owners. Good place to sit and relax with a drink or have a meal. You can see the Colosseum from here and it's a 10 minute walk away. Also San Clemente and St John Lateran churches are on the same street. Forum is also close. Good choice!

Great stay in Colosseo
We had a stunning stay. Riccardo was awesome and helped with everything he could. The neighborhood was great, 5min walking distance to 2 metro stations and was close to town center. I would highly recommend staying at this hotel.

Great location!
The location was perfect for us as it was a short walk to the Colliseum and other attractions. There were many restaurants and small grocery stores nearby. Transit was close as well. We really enjoyed the terrace at this B&B where breakfast was served and where we could sit quietly at any time. Ricardo, his sister and his mother were all very kind and accommodating. We would not hesitate to recommend Flavius B&B.
