Overall good but had higher expectations
It is an average hotel. The building is old (as any other building in Venice) but our room was not in the same building and rather at the end of the alley. Conditions were okay, I was not expecting it to be so far from everything first, then I got used to it. There is a little bit of language barrier with the host and that made it a bit difficult for us. She is super friendly and really tries to make you happy. Just be aware of the building and room conditions if you are planning to book this hotel.

Room acceptable.
Central location, close to St Marks square. Slightly longer to Rialto bridge. Overall happy with the location choice, reasonably easy to find with the help of google maps,as was hidden down a side street. Your not going to get anything cheap in Venice, but we did get our own bathroom and iaircon. Even had a fridge, but we weren’t in the actual hotel,but what I would call an overflow room. But I did the job for 2 days.

Very disappointing stay!
The location of the property is very close to the city centre within a 10 min walk. However, it is run down and needs money spent on it. Our room was very hot, the air con didn't work and the towel rail was loose. It wasn't cleaned properly as there were squashed mosquitos on the walls. There was a chandelier in the room but some of the bulbs were missing . There was a nasty smell of drains throughout the property. There was no one on reception to check us in, the room keys were left on the desk. The property is quite hard to find and it is souless. Breakfast was very simple and prepacked - croissants and rolls so very disappointing overall. Wouldn't stay there again.
