Recommended by friends & rightly so...
Lovely hotel off the beaten tourist track in Cannaregio, but (as almost all Venice) walking distance to S Marco. We stayed on the recommendation of a friend and loved it. Attentive cheerful staff, attractive antique furnishings, comfortable room, fabulous walled garden and good breakfasts. Our only problem was an alarm-type whistling noise that arose several times during the night. Strangely silenced by flushing the loo! Hotel staff couldn't seem to fix (thanks for trying though) and it somewhat marred an otherwise great stay. It sounded local to our room so maybe best to avoid No 10 on the ground floor.

I had higher expectations when booked the property, as the reviews are really good. In reality it’s overrated . Checkin in was around 25 minutes and staff couldn’t speak English. And in general staff was helpless. I contacted property 2 times in advance and never got a reply. The room was small (classic dbl) and I could hear neighbor snoring and so on. Bed was creaking and uncomfortable. Breakfast was ok, nothing special.

Venice Charm
Exactly the kind of place I wanted to stay in Venice. Charming old hotel right on a canal. Less than 5 minute walk to the water taxi. Lots of antique touches. A beautiful outdoor courtyard. Wonderful morning breakfast! Small and quaint and the room was very large and comfortable. Thank you.

Our AC was not working and our room was right on the canal making it not only hot but super damp we mentioned it to front desk twice and we had a toddler with us and this was affecting her they assured us the AC will kick in but it did not after going back and forth my husband requested a fan, our daughter started a really bad cough and we are sure its from the dampness and the fact that the walls were decorated with not wallpaper but done sort of cloth we are sure it was moldy beneath that and it affected our daughters lungs
