This hotel doesn't have the largest room, but it is super convenient to sightseeing in Edinburgh. The hotel was LGBT friendly, although it wasn't advertised as such. We happened to be in town for Edinburgh Pride, and the location was close to LGBT establishments. The hotel is a quick walk to The Britannia, The Royal Mile, and just about every sightseeing you'd want to do.

Small, Clean, Good Rate, Did I Say Small?
Very clean single room, newly renovated. The hallway carpet a bit tatty, and as others have said, maze-like hallways. No elevator, so be prepared to schlepp your luggage. My Hotels.com res did NOT include breakfast, so check on that--was not a problem in my case. The price was nice, the location about a 10-15 min walk with bag from Waverly train station, plenty of pubs and restaurants nearby. About a 20-30 min walk to Edinburgh Castle and Royal Mile. A VERY small room, albeit 12-foot ceilings make it less claustrophobic. One oddity: big window facing street cannot be closed all the way nor opened much, so not sure how this works in colder weather, or warmer with bugs. For my 2 nights, it fit the bill OK as a tourist, but not someplace you want to do more than sleep and shower in.
