Pick a different hotel.
Hotel sits in a great location and has a nice lobby with music. Our room was worn out and grimy. Bad smell, mold on bathroom sink, toliet ran, peeling paint, and I swear it had bed bugs. Should have asked for a better room.

Amazing value, superlative location, spectacular!
For the money, this place is simply amazing. Stay in one of the two two-floor units - number 306 (which has a stand-up shower inside the unit and a Jacuzzi tub on the roof) or 307 (which has a Jacuzzi tub both inside the unit and on the roof top). This hotel is steps away from great restaurants, the City Center, the opera house, nightlife, just about everything. And in all of my travels, there are few feelings as wonderful as sitting atop the top floor of this building (built in 1610!) in a Jacuzzi tub, listening to music and looking at the lights of the City Center below -- and at the price (which, by American standards, is incredible - you literally can't stay at a Motel 6 for the price of either of these suites - we reserved both this stay just to have the entire place to ourselves), you'd be doing yourself a disservice not to give it a try.

Room was clean, doesn’t have air conditioning. Bathroom towels very old. Elevator difícil to operate, it doesn’t work because all doors need to be close in all floors very difficult when you can’t use the starts. The locations is excellent near everything.

Historic Hotel Frances, Great location
Love Hotel Frances, location, history, funky atmosphere, bar in the lobby with traditional live music, price is right but this is not for everyone especially if you like modern updated places to stay. This is my second stay and would stay here again. Staff is helpful, I have no complaints

The hotel by itself was beautiful (neoclassic style, half block from all attractions in downtown), but the rooms didn’t match the style. Through the thin walls and doors, you could hear everything going on outside and even what your neighbors were doing/talking. They also had double instead of queen beds. Since this hotel is located in downtown and is affordable, be ready to have loud neighbors. I called to report a people who were talking and playing loud music at 4am, and the reception didn’t do anything to make them be less loud. Also, the hotel hosts mariachis on Fridays, and they leave at 1am. Overall, excellent location and great prices. But if you’re traveling with family members, or you’re trying to rest or have good sleep, this is not a good choice.
