Horrible Experience
Nobody to check me in had to call for a code. The inside looked okay but smelled like animal urine. Room was dingy but bed was comfortable. The second night I came home to dog poop at my door

Extremely quiet and low key. They make breakfast and there’s good conversation around the table. I’m younger and most of the guests were older but they were all fun and engaging! I will be going back. It’s a nice safe quiet retreat worth the stay. The grounds give a nice view and feels private. . .

Clean, quiet, safe
Arroyo Vista Inn was clean, quiet, and safe--all the requirements I need when I travel. The staff was friendly and helpful, and the breakfast made to order. I would definitely recommend AVI!

Disappointing Diamond in the Rough
This Inn is a unique property in the hills above South Pasadena. I just wish it had lived up to the Inn's and reviewers' descriptions. The dirty rugs, spills on the bedroom wall paint, the lack of personal service and especially the fact that the "private" balcony for the Daybreak Terrace room is actually shared with two other rooms (whose guests walked out on the balcony in front of our french doors!) were all disappointing. The setting is unique and very beautiful but the ambiance is affected by the busy street noise below and the metro train passing by. The "gourmet" breakfast was scrambled eggs with bacon or sausage or french toast and some fruit. I was expecting a quiche, omelet or something more gourmet and the food prep was late the first morning. The wine and cheese and small bowl of mixed nuts was very nice except, again, the hosts weren't there to make it a personal and fun social hour. We intentionally book B & B's so we can get personal recommendations for restaurants, etc. and interact with the hosts and other guests. We clearly got the message beginning with the code to the front door, the self check in and out, etc. that the owners/hosts had no interest in interacting beyond what was necessary to choose the breakfast items or address an issue (thank you, Janice for dropping your breakfast prep duties to resolve the stuck bath tub plug.) We didn't have a bad experience but with little more effort, it could be a really special property.
