Smelly, pet dander, air conditioning wasn't working. Very unfriendly service and no service at all. Would never stay there again.. Very dirty..... should not allow pets....

I stayed here for Newport Folk Festival, naturally all the prices at all the hotels were higher due to the festival. This particular hotel charged $300 a night for the room which under normal circumstances I think would fall in the $100 range. The breakfast was standard continental, nothing spectacular. The location was 7 miles from Fort Adams where the concert was held and was not near any restaurants within walking distance. The pool was nice, there were however no pool towels and the towels provided were more wash cloth than towel.

What a disappointment!
Friendly manager & front desk staff, but that doesn't make up for all the negative things encountered this stay. This was the 3rd & last time we'll stay in this hotel; I'll never recommend it again. We've watched the quality, upkeep & cleanliness steadily decline each time we've stayed here. The bathroom was a nightmare: ceiling paint was cracked & peeling; no cover on the light; floor trim tiles were (still) unglued; floor wasn't properly cleaned before we checked in - someone else's hair was in the corner. We requested extra bath towels, & housekeeping shorted us daily never bothering to check how many towels they took & replace them with the same number of clean ones. We had a problem with the water pressure in the shower because the water was "flowing" out of both the shower head & the tub faucet; I reported it to the manager who promised to look at it but nothing was ever done. The mattress was comfortable, but the metal frame from the mattress top & bottom was sticking out; it had ripped a hole in the fabric binding & the only thing holding it in place was the sheet & mattress pad. The pool was nice but the furniture really needed to be replaced. The "white" resin lounge chairs looked so dirty you were hesitant to lounge on them, & at least 2 of them were broken, as was one of the small tables. It also appeared that the "catch basins" were not cleaned in a while - they were loaded with bugs and there were even two frogs in one of them. What a disappointment!
