Dated facilities!
The staff and food was very good. But the facility is very dated. The bathroom was probably from the 70s or 80s. Definitely in need of an upgrade!

Noisy room, lack comfort. great breakfast
Let me start with the positive: Breakfast was great and service was great. Now the rest: Room was not comfortable at all: mattress worn out, windows lacked curtains and mini-blinds were broken. Room in front of the house is too noisy since it faces Hopkins street. We could hear all conversations from adjacent room. Too pricy for the above.

Lots of traffic noise at night. The WiFi was sporadic; sometimes it work well but often we could not get online even though it showed we were connected. Mostly there was no WiFi to speak off.

BYO Food
The room was nice, but I had to call to find out how to rurn off the AC because it was very cold in the room. The thermostat was in the hall and someone kept turning the AC on high. It should be locked and controled by the owners, or there should be seperate units. Other than that, it was nice. The breakfast was great the first morning, but really bad on Sunday. They kept saying they didn't expect this many people. It was high carb and fat. No alternatives. The man there kept talking politics, and I was trying to relax on my one day off. NO ONE at a B&B should start a political discussion on Sunday. Ugh!!

wonderful people who provides great service. surroundings are loud given is near the University of Texas San Marcos but overall a very enjoyable stay with delicious breakfast.
