Layout
An old farmhouse is situated in one of the greenest areas of Umbria and only a few kilometres from the Tuscan border.
The house has been recently restored with much care taken to maintain the original features and has been quite exclusively furnished with period pieces.
A well-cared-for garden surrounds the house with fruit and olive trees. Broom and roses enclose the swimming pool that enjoys views over the rolling hills. Only a few metres from the house there is an annexe.
The Main building, which is 200m2, can accommodate up to 6 people. The ground floor includes a large equipped kitchen with a dining area and access to the garden, utility room, ante-room, twin bedroom and bathroom with a shower. The first floor includes a double bed bedroom, a twin bedroom, a large lounge with a fireplace and outside access. There is also a bathroom with a bath.
The annexe is 40m2, can sleep up to 2 people and it has a living room with a kitchenette, a double bed bedroom and a bathroom with a shower.
Living Room The living room has: fireplace, dining area, comfortable sofas, Satellite TV and free WIFI. There are patio doors to the pool terrace.
Kitchen The kitchen features: toaster, coffee maker, granite work top, washing machine, dishwasher, microwave, refrigerator, stove/hob and oven. There is also a barbecue outside.

SECURITY DEPOSIT
If your party consists of a group where the average age is under 25 years of age, a refundable security deposit of 150 EU, per person, is required, payable with the accommodation balance or six weeks before arrival. Upon departure, the villa must be left clean and tidy and upon inspection, the security deposit will be refunded minus any breakages or additional cleaning required.
