Total disaster and fraud
They made a mistake and gave me a regular room. This room was not fancy, and it matched the description. Next day they said they made a mistake and moved me into a "closet". It was such a tiny space, and the bathroom was in the corridor. I have NEVER been through anything like it over the years I have booked hotels at TOTALLY A DISASTER. They did not even try to compensate me with anything...they said they were fully booked...and I had to move. WHY would I move...why did they not move this other party into the absolutely unacceptable space they call "room". DONT GO TO THIS PLACE...I warn you all for even thinking of going to this called hotel. The door to the corridor bathroom did not have any was broken.

Wonderful location and staff
They owners and staff were very accommodating. I arrived very late and had an early check out the next morning. They left special instructions and helped with finding local parking. Even gave me a late night phone call to make sure that everything went smoothly.

Great service and charm!
This is an old brownstone in a pleasant area on Beacon Street with the above ground trolley (MBTA T) right across the street. If you appreciate a historical site with wonderful, friendly service, this is for you. Everyone I worked with; Vlad, Martine, Josh, were all friendly and very helpful. We lucked out in getting an upgraded room due to a cancellation and it was really nice and comfy (Room 1). Be advised though, there is not a huge breakfast area so you might need to take your muffin, oatmeal, or croissant and coffee back to your room. I think it's extremely important to know that this is originally a house modified to be more of a rooming house. If you want lots of modern amenities, and large breakfast areas, go to a chain instead. But if you like outstanding service, charm and a homey experience, this is your place. Parking can be an issue as they have very few places, but we were directed to a garage about a half mile walk away which charge only $20 for overnight parking, and was directly across from the Longwood T station, We checked in, parked and hopped on the T into the city. Later, we were close enough to walk to Fenway Park, although you can take the T right across the street, or for about $6 use Lyft. I highly recommend the Beacon 1087 Inn!

Very Good8.0
Condition of the room was good, however, cleanliness was only ok. Due to all of the natural woodwork in the room, there was a great deal of dust. The armoires were very dusty and I could not take my clothing out of the suitcase. Our room was located on the first floor right off of the lobby / check in. It was Very noisy. The continental breakfast was served with up against the adjoining wall (old sliding pocket doors) to our room. We could here absolutely everything going on or said in the lobby. We had to have our TV or music on at all times so that we didn't feel our every word was over heard. It would have been nice if there was a gluten free option For those guests with gluten allergies. With that said, the room was very spacious, the beds very very comfortable and staff was very friendly.
