Great for the price
Don't let the critical reviews shy you away from this place - it's a great deal for the price. It's very close to the subway which is great for getting downtown, the rooms were nicely kept with an old Victorian style and the staff were friendly and helpful, and even happily helped us out with finding things to do and see around town. The manor actually owns a pub/restaurant right next door and it is located next to what looks like frat houses. I stayed in the middle of summer, so I didn't have to deal with any of the roudy students others have complained about. Would definitely come back here or recommend to a friend.

I'd stay here again if...
The wifi was slow and spotty and one night I was awoken by many of the adjacent bar patrons out front at 2:30 a.m.! The room itself was nice, but the AC was a little noisy and not quite up to snuff. I didn't know the property had so many stairs. This is not the place for you if you can't get your luggage up and down some steps or can't navigate stairs. The continental breakfast was ok, but the room had very dim lighting and the front desk staff had to be told that the coffee, mugs, bowls, etc had run out.

pub & motel, not a good combo
If you plan to sleep at night, this may be the wrong place for you. We stayed two nights and we had a room directly above the outdoor section of the highly frequented pub located in the building next door. First night was ok, not quiet but acceptable. At the second night, we couldn't fall to sleep, until 2am when the pub closes. They may have other rooms on the other (quieter) side of the building. I recommend to ask for one of these rooms. I think the noise is only a problem from Tu-Sa, but not a the beginning of the week. Breakfast is in the pub itself. You will eat next to the dancefloor, and the buffet is on the bar. There was a strong smell (beer...?) in the air, didn't like the breakfast at all. They only have 3 parking lots available. But there are two public-selfparking areas really close to the motel. They're cheaper anyway. (Press maximum button twice at the parking meter for 24h parking) The room was big and clean. AC and wifi worked good. TV is old but got a lot of channels. Staff was friendly and helpful.

Conveniently located on Greek row, the hotel is a converted house. The house next to it is also converted into the office as well as the Madison Pub. Quick access to the Spadina subway station. Despite the claim that there is free WiFi, there is actually no WiFi in various parts of this hotel. This is actually written in the hotel's check in instructions. I did not have Wifi but did not require it for my short stay. It may be because there is only one staff member checking in/out folks and the same person stocking the breakfast items, and performing other duties, that the service appeared to be significantly subpar. As mentioned, the hotel is in the college town. Fortunately, next door is the pub. They have some drink specials so you can just walk back to your room if needed. The hotel also provides a one time coupon for use at the pub. Since this was a holiday, the pub and the surrounding houses were empty and desolate. The king size bed is actually two single bed mattresses pushed together so there is a lump if you lie down in the middle of the bed. The room is very large and since it is a converted Greek Row house, it kind of has the feel of a frat/sorority house. It brings you back to your college days... During this Canada National/4th of July holiday, this establishment was more economical than those places in downtown.
