Friendly but more trainig needed. Checked in, left to sight see at 3pm, room temp at 75 set cool to 68. Came back at 8pm still at 75. Familiar with thermostat operation, was surely a cooling issue. Asked front desk to change room for AC failure. Response was we are pretty much booked up, we will send House guy up. He.arrives says it takes 5 min to cool down, I told him its been 5 hours now at 76 degrees. He set thermostat to 63, felt air in both vents as it was fixed. It was not, hust recirculating room temp air. He agreed and siad they will fix it Monday when maintnence is back? No good for us since it was Friday. I showed him the closet marked AC room and suggest we check to see what issue may be. After trying several keys some 5 to 6 times and returning with another set to no avail as well he had no solution. About an hour later we now return to front desk and ask for solution. I guess a room opened up as they gave us another two doors away. Moved all our things and had a working AC. So 2 things, use your service skills to make guests feel confident that you will resolve the issue, not left to worry about outcome, and give employees responsible to help fix issues the tools (keys) and training to keep guests at ease ( fix it 3 days) later. Everyone was pleasant just uninformed.

The only thing missing is pool but me & my daughter really didn't need it because we've been busy doing tours & scooting around the humongous number of things to see and do around the hotel area and D.C. itself. Just a tip: I was with my 11yr. old daughter, both of us brought our foldable-recreational (kick) scooters which my 11yr old is ok to fold then carry around indoors as needed to do the tours (scooters not allowed to use on indoors). Somw places will allow you to leave it on the lobby while on tour, just ask. Note that our scooter is light to carry around since its a manual foldable scooter & I added a strap on each scooters for easy to wear then carry around with free hands. If your scooter is not light; you are not into a fun adventure; and you have unlimited budget then I suggest to just use the electronic scooter available all over DC for a per minute fee. Most electronic scooters are much heavier (due to its electronic components like the battery) so not worth to bring your own then carry around. Anyways if you are thinking of electronic scooters because its easier w/ smaller kids... then don't bother of bringing your own...electronic scooters are available around the area with per minute fee (read the instructions on how to use.It will tell you to download whatever app depending on the scooter company you found).That all said, the hotel area is accessible to everything.Bus stops, landmarks, restaurants, pharmacy, etc.Try the restaurants after a day of adventure.

Not worth the money
This seems like a nice hotel with an artsy feel when you check in. Rooms are reasonably clean and large, if not modern. It is very close to downtown and across the street from the Ritz. BUT: Be warned, there is no onsite parking and you should expect to pay about $35 for overnight parking. The nearest spaces are at the Ritz. We had two rooms, side by side not adjoining. This was a family trip with several teenagers in our party. But all told, I would NOT recommend this for families. Several issues. 1. They limit the number of extra towels you can get to 3 - for two rooms with four occupants each. When pressed they said that laundry was gone for the night and they didn’t want to run out. 2. There was clearly a frat party on our floor with loud music and drunken college students in the hallways all night. We complained around midnight. The hotel took no action. When I asked to speak to the manager the desk clerk said he wouldn’t be back until Monday and she couldn’t reach him. She then went back to surfing her phone. 3. The free on-site breakfast is very poor with a few, stale bread options. Pancake machine was broken. Yogurt cups were room temp at best. Venue is in the basement. Very dark and was once probably a restaurant but is now clearly a storage area for spare tables and boxes. All in all I do not understand other’s high rating. Too many problems, too few amenities, for too much money. For the money there are many better options nearby.

Great location, rooms, and staff
Don't be concerned about the breakfast area comments in many recent reviews. Lobby renovations were just completed and they have set up seating there for breakfast. But if it's crowded (it wasn't when we there early in the morning) you can always take it to your spacious room. And our rooms really were much larger than most we have stayed in during previous trips to DC in the last couple years, with a separate sitting area from the bed. Everything was in excellent condition, and the staff were very helpful and competent. Special mention to this hotel for having TWO luggage racks for our suitcases! We loved the location. M Street is at the end of the block and there is a free bus that goes into the Georgetown shopping area to the west and to Union Station to the east. The Foggy Bottom Metro station is a 10 minute walk to the south, and there are lots of restaurants to choose from in both areas, ranging from inexpensive (but interesting and tasty) burgers and pizza for the GWU crowd to more upscale offerings. It's about a 15 minute walk to the White House and 20 to the Mall, and we walked back from Kennedy Center (also about 20 minutes) after a concert one evening.

Positive :The hotel is in a great location near downtown DC, where you can walk to the National Mall and Smithsonian museums and Georgetown, and only a couple of blocks from three different Metro stations. The staff were all very helpful. Toiletries are by Pure - really nice! Not so great : While the new restaurant is being finished, breakfasts are served in the lobby, where there is very little space. The breakfast is the usual hotel fare - nothing special. The coffee machine in the lobby often runs out of milk, and the reception staff have to assist with this. The first room we were given was a very strange layout, and had only one small window so was very dark. They kindly moved us to another room, which was better. However, the bathroom is very small, with almost no vanity area for toiletries. There is a small "kitchenette" with an under-counter refrigerator and microwave, two plates and utensils, but no table to sit at to eat. Some of the towels were thick and soft, while others were old and thin, and they all smelled of bleach (if you are chemically sensitive, you may wish to avoid this). With so many hotels in DC, we probably will not return.
