Several reasons why Hotel Royal is priced so low
Small room with a small bed and a small shower. It felt like being in a dorm room. There is no AC for warm days/nights. The neighborhood must be a red light district — there are strip clubs scattered on this street and surrounding streets. I bet you can get more service if you are willing to pay. There are also a noticeable amount of refugees in this neighborhood. They didn’t bother me but be aware if it will bother you. The staff at the hotel were very nice and very helpful. The breakfast buffet was pretty good and only cost €9! That’s the cheapest you’ll pay for unlimited coffee (including macchiatos and espressos), eggs, bacon, yogurt, etc. Having said all that, the Hotel Royal is centrally located amongst public transportation, museums, churches, restaurants, Marienplatz, Theresienwiese, etc. There are several reasons why this hotel is cheaper than others. Take that into consideration when booking a room at Hotel Royal.

Schillerstrasse...well...
To it's credit - the rooms are nice: shower's good and seemed recently renovated (although small, but that's Europe for ya), little bed was comfortable, furnishings were clean and seemed new...was tired when I went to bed at 10-11pm and fell asleep... But then I made the mistake of waking up at 3:30am, on a Tuesday night mind you, and could hear the adult club about 20 feet beneath me thumping away (I was on the 2nd floor), and it would...not...stop. Finally did around 6 (yes I was awake the whole time), and I dozed off for an hour before having to get up to go to the train station. So, maybe if you're higher up, or on the opposite side, it might be okay. And maybe I was in the worst possible location (Street side, down low). But unless you have to be steps away from the train station like I was, you can do better, probably. Sorry.

Hotel & staff were great. Area though convenient for walking to old town area was so noisy that sleep was difficult

Nice hotel centrally located with friendly staff.
The hotel is centrally located and takes about 8-10mins walk from Central Railway Station. I arrived at the hotel around 10 plus in the morning but was told to come back around 1pm to check-in due room not ready. The hotel reception staff are friendly. Overall it is quite a nice hotel to stay although my standard single room is not spacious. It is convenient for hotel guest who just wants to stay overnight to catch train early next morning.

Functional hotel that suited my needs
Pro's: Very close to the central train station 10-15 minutes walk to both the Oktoberfest fairgrounds and Marienplatz Functional room - Good wifi, clean, comfortable enough Cons: Strip clubs next door - loud and not family friendly, but I was never bothered Very loud if your room is facing the front street Tiny shower Room safe too small to put anything bigger than a camera or iPad mini in.
