Unique well located setting
We stayed two nights after disembarking our cruise ship early Easter morning. The hotel is easily accessible by foot. Porters are available at 5 Euro per bag to transport your luggage if you need assistance. The hotel, a former abbey, is located in a quiet area very close to the port of Venice, the train station and vaporetto service. We were warmly greeted, our luggage stored, and we were invited to breakfast and beverages upon arrival. The staff were very friendly and helpful. For example, they told us of a beautiful nearby church where we could attend an Easter Service. Room 106 was spacious. The twin beds were hard, but we slept well. Breakfast offering had good variety. There is a large very comfortable sitting area, possibly a former chapter house room, where we had coffees and other beverages in the evening. Taxi and bus service to the airport is close by. This location is not close to St. Mark's Square, which is a 15 to 20 minute walk away or is accessible by vaporetto. Since walking the byways of Venice is the best way to experience Venice, we viewed our distance from St. Mark's as an asset. Many restaurants are nearby. We have stayed in Venice multiple times, and we rate our stay here at the top of our lodgings. We will stay here the next time we are in Venice.

The hotel has no air condition and elevator. The bathroom only has tub and no shower. They did provide great breakfast with cold cut. But the restaurant staff does not seems friendly and not feel welcomed. With the price I pay, I can only rate it 3

Not an enjoyable stay
We were traveling as a family and given a pretty good room but looks could be deceiving. The room was like a furnace (and not even shutting the unit helped. Wr called the front desk person who didn't understand a word of English but somehow we conveyed to him...and he came in and shut the unit) Throughout the night, we had to get up to open the windows to let the cool air. Of course, we couldn't keep it open and had to close it due to the cold and the Venice smell.
