We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team. 


This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $300, tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Check -In/Check -Out
**Tax not included in nightly rates** Check -In is 4pm. Check -Out is 11am on your departure date (unless stated otherwise). We may be flexible on these depending on other guests that may be arriving or leaving. If you request an early check -in or late check -out please let us know as soon as you can but it is no guarantee that it will be possible. An early check -in or late check -out may be an additional fee.

House Rules:
We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. Excessive amounts of garbage and extra messiness may result in charges to your damage deposit. 

Home entry access and associated parking spaces/garages are provided before arrival. WiFi information and other specific property information is provided inside the property.

OCCUPANCY

Guest agrees that no more than the maximum allowed persons (unless otherwise communicated to the Rental Agent before entering into this Agreement) as well as the maximum allowed pets (if applicable) shall be occupying the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon


Guest. Maximum occupancy includes infants and children. This home is in a residential neighborhood, and is not to be used for gatherings and/or parties. Quiet hours should be observed from 10pm -8am. Guest agrees that no parties, events, or other functions will take place at the Property while the Property is under the control of the Guest (unless otherwise communicated to the Rental Agent before entering into this Agreement). Excessive noise and/or complaints of gatherings will be dealt with immediately and may include fines and/or eviction of the property with no refund. 

CONDITION AND USE OF PROPERTY

The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property (i.e. internet, satellite/cable TV, fireplaces, etc,) as applicable. Rental Agent shall not be held responsible for such items' failure to work, but will make every effort to correct any reported issues as quickly as possible. Agent does not guarantee that they will be repaired during Guests occupancy. Upon arrival, if Guest finds the property to have not been cleaned to normal standards, please notify the Rental Agent immediately. Agent will do their best to have tradesmen attend to the problems, but may not be able to fix everything over holidays and weekends. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.

Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. The house is a non -smoking property. Evidence of smoking inside the home will be a full forfeiture of your damage deposit. Guests are responsible for picking up any exterior waste they create including evidence of smoking or pet (if applicable). Additional cleaning fees may be charged.

Guest and any additional permitted guests and/or pets (if applicable) shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. No drugs are allowed on the property. Guest agrees that any warnings or violations received by the Property's home owners association (HOA) if applicable will be honored and corrected by the Guest. Guest agrees that any violations and therefore fines for any violations caused by the Guest may be paid for by the Guests security deposit or insurance claim during the Guests stay. 

Well mannered pets are welcome for an additional fee (unless stated otherwise per property), but Guest must leave pet in a confined area (i.e. crate, carrier, etc.) while guest is away from the property without the pet. Sometimes, even the most well -behaved pets get anxious in a new room or property.

POOL, POOL HEAT, AND GAS USAGE (IF APPLICABLE)


There is a usage fee (see listing pricing for details) to use the pool heater.  All amentities that use gas on the property (i.e. pool/spa heater, firepit, kitchen stove, BBQ) are supplied by a propane
tank. Rental Agent makes every attempt to monitor the fuel tank and refill it when needed, however, the Guest acknowledges that any usage of the home’s backyard amenities and gas utilities can drain the fuel tank during the Guest stay. Guest acknowledges that the rate at which fuel gets consumed is due to a combination of factors – some of which are under the control of the Renter (e.g., BBQ and firepit usage, etc.). The Homeowner nor Rental Agent are in control of how quickly the propane gets used. Guest acknowledges that for the pool heater to function properly, the pool filter system must also be on (i.e. water must be flowing through the pool heater). Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. The Property has no fencing surrounding the pool area. Guest acknowledges this and accepts the property under these conditions.

DEFAULT

If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage.  No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred. Guests will be completely responsible for any and all damage to the property caused by Guests, whether accidental or due to negligence. All furniture must be returned to its original location on Guest's departure or an
additional fee may be charged. 

ASSIGNMENT OR SUBLEASE

Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants.

RISK OF LOSS AND INDEMNIFICATION

Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.

Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE

Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities.  Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and
responsibility.

ENTRY AND INSPECTION

Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons.  If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

UNAVAILABILITY OF PROPERTY

In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest.  If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.

CANCELLATION

Guest agrees to a cancellation policy of 30 or more days for a full refund, less than 30 days for a 50% refund and less than 15 days for 0% refund. Therefore, a reservation cancelled 30 or more days, less than 30 days, or less than 15 days prior to the scheduled Check -In date of the rental reservation will receive a full refund, 50% refund, or a 0% refund respectively. If guest cancels a reservation within these timeframes, refunds may or may not be honored excluding any fees that may be charged from a booking website that are associated with booking the reservation.

The home is located near family -friendly activities like parks and outdoor sports complexes, Desert Ridge Marketplace, the Musical Instrument Museum, Mayo Clinic, and close to freeway access. This home is good for couples, solo adventurers, business travelers, families (with kids), and furry friends (pets).

This listing is for the entire home, including the fenced in backyard with patio area. The home is 1600 square feet with vaulted ceilings and has been recently furnished. All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group. There is off -street parking available for up to 4 cars (2 garaged). There are no trailer, camper or RV parking accommodations available. 


There are up to 4 separate sleeping areas.

- Master suite with king -size bed and attached full bathroom

- Private bedroom with queen size bed

- Private room with 2 twin XL size beds (can be made into a king bed as well) 

- Front living room with a full size futon


There are 2 full bathrooms, a fully stocked laundry room, as well as a large


kitchen and dining area. (Children`s supplies such as high chair and pack n play are available for rent, please ask if needed)


There is a 50" HDTV in the main living room and a 40" HDTV in the master bedroom. Both TVs have HD antennas for local stations as well as SlingTV for cable TV options like ESPN, TBS, TNT, etc. There is also a ping pong table in the front room, and a full size citrus (lemon) tree in the backyard.


***Please let us know if you have pets as dogs only are welcome to stay here. There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.


High chair, pack n play, and booster seat available for rent: $3/day per item per day plus a $20 delivery charge plus tax.


From the house to local attractions we are:

- Musical Instrument Museum: 10 min.

- Mayo Clinic Hospital: 10 -15 min. 

- Old West Cave Creek and Carefree: 15 -20 min.

- Westgate complex (shopping, restaurants, sports arenas): 25 -30 min.


If you are going to be travelling around the Southwest, this home is a great base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2 -4 hours. Take your carry -on, and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit. 


Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).


When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on -site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.  There is no trailer or RV parking accommodations at this home.
