Fair 4.0
The hotel is around the corner from popular nightspots like The Majestic Theater and Deep Ellum. There is no on-site parking; you can either valet ($30 a day for overnight guests of the hotel, $15 for your guests or for dinner/drinks only) or use a public parking garage across the street, which was only $5 for a weekend night but you still have to haul your luggage across a busy street in the weather, etc so it is very inconvenient. Hotel front desk staff were polite, check in was easy and quick. My room was a suite but it was appallingly small and laid out in a horrible way where doors would bump into furniture if fully opened, etc. Bathroom was TINY. Toilet had NO water pressure (old building) and had to flush 4 times for a kleenex to go down. The living room area only had one lamp for lighting and both bulbs were burned out when I arrived. Bed was very cozy and blackout curtains were great, got a nice sleep. The restaurant was awful; went down for dinner on Sat night at 8 PM and maybe 5 patrons total in the bar/food area. Service was very slow and seemed annoyed to wait on me. Pasta was served with a side of fries (?) so I asked for salad instead; disgusting wilted brown lettuce and two onion slices, some cheese all that came on it. Pasta was mediocre. VERY loud neighbors in adjacent room screaming and partying until 4 AM. This place has potential but not worth the $.

Good hotel. Pointless Valet!
Only recommendation I have is that customers shouldn't use valet. They charge 10 extra dollars a night and utilize the same self park that is 20 steps across the street.

Great room. Mediocre service.
The front desk was less than enthusiastic about service, but they took care of all my needs. They could improve by bring a little more friendly. The room was fantastic. The location is perfect for the building I needed to access, but it is a little off the usual beaten path.
