The Cancun Hotel Zone rests on a slit of land bound by a lagoon and the turquoise waters of the Caribbean Sea. Sunseekers crowd the white-sand beaches. At night, the action moves to the restaurants, clubs, and bars that line Boulevard Kukulcán, the area’s main artery. This road passes by the El Rey ruins, believed to be a king’s tomb.

The bad: - When we first arrived to check-in, we discovered that we got a room on the first floor in front of the pool. When we asked for a different room, the receptionist checked for options and chatted with his colleagues in Spanish, then told us that there were no other rooms available. Luckily my wife speaks fluent Spanish - it seems that he found […] better rooms but didn't want to tell us since he claimed that we "weren't nice". When we told him that we understood everything he was saying - he magically came up with a better room... - Since we stayed over the weekend we had to change rooms on Saturday. The change itself went smoothly but it was annoying to wait in the room in the middle of the day. - The hotel DOESN'T have a wired high speed Internet option, as opposed to the description. The good: - The resort itself is not bad, the rooms and public areas were clean, most of the employees where quite nice especially the waiters in the La Veranda (Alejandro was our favorite - very kind and friendly, well done!) - We tried the "Hacienda Sisal" restaurant and we both liked it. Lessons that we learned here: 1. If your vacation includes a weekend - don't go to a resort... or at least make sure you won't have to switch rooms in the middle of your stay. 2. One rude receptionist can really put a damper on your vacation... If you happen to deal with one during check-in, don't let him ruin your day - simply ask for someone else. "This is a Time-Share Resort, NOT a Hotel !!!"
First, the good things: the staff for the most part are extremely nice (the front desk check-in clerk however was rude); clean rooms; good location, close to Kukulcan and La Isla plazas. But here's the deal-breaker, at least for me: if your trip spans a Saturday, you have to move to a new room. This is NOT repeat NOT a hotel. Royal properties are time-shares. […] Their own literature says they are not a hotel, they are a resort, and a resort only for the owner/members, not the guests. If you book a stay here, you are a guest, and preference is given to the member/owners. It's like someone else owns a condo, and all you are is someone renting the owner's condo for a couple days or week, and you have no standing at all. On the Saturday thing - time-shares run from Saturday thru Saturday, and if you are a guest (not owner) who booked a stay here, like we were, you cannot beg, plead, argue or otherwise move the check-in clerk to change that. So, not knowing this ahead of time, we booked a stay from Sun 12/23 thru Sun 12/30. On Sat 12/29, the last full day of our vacation, we had to move to a new room, wasting half of that day, even though we stayed in that new room for only 1 night before checking out. If this is not a problem, maybe RS is for you. Like I said, the staff were great. I've seen in other reviews that RS is now only offering all-inclusive plans to guests, which we weren't subject to b/c we booked so early. One other nit - I hated the bedding, it felt synthetic and cheap. Read moreGenuine Expedia guest review
"Mixed experience - Not great service"
My experience at the hotel were mixed. The hotel itself and the facilities are good. When i checked in, I was informed the I had to change my room midway through my stay since they have time-shares. So I had to change rooms on Saturday morning which turned out to be quite inconvenient. The first room they gave me was a penthouse room with great views […] of the ocean and pool. But the second room was off to the side and lower down, so the views were terrible. Also, I was leaving on a tour on Saturday which meant that I had to put my luggage in storage for the day until my new room was ready. And the bell-boy did not show up on time which delayed my departure for the tour. And although they assured me my luggage would be taken to the new room, it had not been, and I had to call the bellboy again to bring it up. Also, I left some clothes in the old room by accident, and I expected them to bring it up right away. But instead they told me that Sunday the maids are off and Monday was a holiday, so it took them a lot of time to return my clothes. The restaurants, bars and pool were fine. But the concierge service again was frankly non-existent. Although they assured me that a personal concierge would contact me, no such thing happened. I had to go the in-house travel agency to make all reservations, and I received no support or advice from the concierge during my stay there. Although they advertised high-speed wireless internet, it was painfully slow and pages would not load. Read moreGenuine Expedia guest review
"Ok place to stay"
We checked in and were told that there reservations are from saturday to saturday and that they would need us to move on the last day that we were there. The decor was outdated. Stayed at the Westin Laguanamar last time and liked that hotel much better. Better accomodations. Royal Sands and Spa did not even provide complimentary shampoo. Probably will […] not go back there. "It was a nice resort"
Room was bigger than expected and tidy. Staff was pleasant. Food was very pricey.Genuine Expedia guest review
"Nice Hotel"
The hotel is nice. We usually do all-inclusive and I think I actually like it better. The food at the restaurants was "ok". Not overly impressed. The hotel has more of a "Hotel" feel rather than a "resort". The rooms are a bit outdated. We asked for a king bed but got 2 "queens" that were more like twin size. Very, very uncomfortable beds. Really hard […] for two people to be comfortable, even if you want to snuggle. :) Read moreGenuine Expedia guest review

"Awesome resort and beach"
Hotel itself would be rated as satisfactory, but its view and location including proximity to beach and nice swimming pool would be more than satisfactory. I was so impressed at beautiful beach, soft sands, nice view, sorenity and relaxing environment. It was incredible 7 days experience.Genuine Expedia guest review
