"Wonderful quaint stay!"
We loved the location! Great view!!! Our room was a bit smalll, however we did book a "petite double". Breakfast was great!Genuine Hotels.com guest review
You couldn't ask for a better set up. It's in a quiet neighborhood a short walk from the city center. It's a lovely building, and our room was clean, stylish, and comfortable. And it was a good size, despite being a "petite" double. The staff was friendly and helpful, the breakfast was good, and the price was pretty decent. It's a great place to stay […] in Edinburgh. "Modern rooms and a decent price for festival time"
Lg family room for my husband and I and teenage son. Very clean, tea and coffee makings and a fantastic view of the castle from our room. Very centrally located. 7 min walk to west end of princes st and 20 min walk to the royal mile and castle. Excellent breakfast and perfect for a short stay. small shower and poor water pressure, but not a big deal. […] Would definitely recommend. Read moreGenuine Expedia guest review
"Terrific historic house"
I loved the opportunity to stay in a magnificent historic house. It was an educating experience, really treasured. I think it is a perfect place to stay at in summer as central streets tend to be overcrowded, while B+B is located in a mainly residential area on a steep bank of the Water of Leith, close to tranquil Dean's Village and the Water of Leith […] Walk. Minor housekeeping problems are not worth mentioning. Great breakfast is served by lovely girls. I hope the hotel management keeps up good work. Read moreGenuine Expedia guest review
"Close to downtown Edinburgh"
The B&B was very nice. The room was freshly painted with a clean modern bathroom. Breakfast was cooked to order. The sight contains a library and a bar which are both useful. The staff were friendly and helpful. I would definitely stay in this location again.Genuine Hotels.com guest review
"Great room in an old part of town"
Parking is a little tricky. You may want to call ahead before arriving.Genuine Expedia guest review
Beautiful building. Comfortable rooms. Very nice breakfast. Staff was very pleasant.Genuine Hotels.com guest review
The room was clean and comfortable. The only amenity I missed was an iron and ironing board. The breakfast was excellent and the staff was friendly and most helpful.Genuine Hotels.com guest review

"Great off the main strip hotel"
Loved this hotel. It's location is great because its in a quiet neighborhood and allows for some amazing views. Ask for room 16 when booking. I was blown away by the views out the window when I walked in. Breakfast was great. It had a nice library with coffees, tea and espresso to enjoy. Great bars and resturants not far from the hotel.Genuine Hotels.com guest review
"Middle of downtown"
There is no parking nearby. Ditch your car and get a cab, otherwise your biggest hassle on your vacation will be parking. Hotel service was excellent and the food was great. Our room was cozy but comfortable.Genuine Hotels.com guest review
"Fantastic little hotel in adorable neighborhood"
We LOVED our stay at the B&B Edinburgh. It is a little off the main tourist area so be ready to walk a little to get to the castle/main shopping areas, but its in a lovely neighborhood! The staff was incredibly helpful - they left us a continental breakfast the day we left because we had to catch a flight before they served breakfast! The full Scottish […] breakfast was AMAZING, and the coffee/tea/biscuits that were available all the time were great. All of the staff was incredibly helpful and friendly. The rooms were clean and had beautiful views of the city. We loved our time staying here and would definitely stay again when we return to Edinburgh! The water pressure in the shower was pretty low but that was the only small detail we didn't enjoy. Overall we recommend it to anyone looking for a fantastic hotel in Edinburgh! PS - There is a FANTASTIC sandwich shop about two blocks away - Pinocchio's. A must stop for a delicious and cheap lunch! Read moreGenuine Expedia guest review
"Excellent for couples and business travelers"
The building was beautiful, with high ceilings and gorgeous woodwork. Our room was large, lovely and well appointed. The view of the city was wonderful. The included hot to-order breakfast was well beyond my extremely picky low carb expectations. It seemed like a B&B from the website, but more like a really nice hotel once we arrived. The elevator […] was small and extremely cramped. Not recommended for wheelchairs or anyone who will need to use the elevator every day. Read moreGenuine Expedia guest review
Nice clean friendlyGenuine Hotels.com guest review
This place was cute and pleasant--the lift didn't work, and our shower clogged, but hopefully that has been fixed. The staff were nice, the rooms were clean. The breakfast was excellent.Genuine Hotels.com guest review
Very characterful hotel, beautifully adapted. Big drop behind hotel so spectacular view especially when dark and lights of Edinburgh on. Very interesting in morning when could see river and interesting area. Bed huge and very comfy. Room was a bit over specified for us as smaller rooms booked and little accomodation in Edinburgh in price range available […] so rather pricey. Surprised city more expensive than London. So advise book early . However, was good stay so don't regret it. Easy walk to all of central Edinburgh. Read moreGenuine Hotels.com guest review
"Nice Hotel: few loose edges"
Absolutely beautiful building and interior in a fabulous neighborhood. I would even go as far as to say its one of the nicest neighborhoods in the UK. The ante rooms within the hotel are also superb, such as the reading room. You might feel as if you were going back to the 19th century. The room, a petite double, was OK. Pleasant. The bathroom was very […] nice with 1920s style polished tile decor. However, I could not get hot water in the evening, due to the fact that it was an old building. I managed to get it in the morning, though. Overall, a very positive experience. Read moreGenuine Hotels.com guest review

Thoroughly enjoyed our stay. Friendly service and comfortable roomsGenuine Hotels.com guest review
"Missed the boat"
The B&B is in a lovely old building just a pleasant 10 minute walk from Princes St. The room was spacious and airy but definitely in need of a coat of paint. Bed was comfortable but other seating could be improved. Lighting and power sources were insufficient. Couldn't make a pot of tea and charge my iPad without unplugging a lamp. Bathroom had been […] updated for looks, not function. It lacked towel bars and shelving. The mixer valve on the shower didn't work and we almost scalded ourselves. Management advised it couldn't be fixed until after our 4-day stay was over and no other rooms available. Breakfast room had lovely big patio doors - lots of natural light. Staff was efficient and friendly; food was good. Front of the house staff really varied from helpful to rude. What really marred our stay was someone's bad judgement in allowing a large group of people to use the public areas (library and computer room) as a Zombie staging area for a two night event. We couldn't use the library while they were there, several of them sprawled on the front steps blocking the entrance and the noise was horrific. Our room was right above the public rooms so we heard the shouting and yelling as they prepared for their night out and when they returned. When I suggested that management try to contain them a bit, the man just shrugged. Not the B&B experience we had been hoping for but we can see the potential for a very pleasant stay under better circumstances. Read moreGenuine Hotels.com guest review

"Plus & minus points for Edinburgh B & B"
Nice hotel in good location with great breakfasts and good service from waiting staff. We also enjoyed freely available cookies and drinks in library.Variable service from reception staff. Poor lighting in room and one light bulb was not replaced when requested rendering it impossible to read. We had a front room which was very spacious but noisy due […] to redirected traffic whilst rail tracks being installed a few streets away. We would use this hotel again but would bring a torch and request a back room next time. Read moreGenuine Expedia guest review
Location, location , location!!! Other than the diversions in Edinburgh on a lot of roads to find it, it was very close to walk to most sites. Was disappointed in our check in with questions not been answered and overall attitude of Steven. We unfortunately had him again on check out and very rude. Other than this unhappy chappy, enjoyed it very much. […] Breakfast excellent and having hot drinks and snacks available 24 hrs . Good sized room with King and great view from room. "Sore feet in Edinburgh"
Great location. Clean safe area. Short walks to city center, stores etc. Breakfast was restaurant setting and good food. Street side was a little noisy if you are not use to city living and the water pressure was low. Small things, but may be important to you. Would stay again.Genuine Expedia guest review

"Close to city centre yet far enough for peace"
Pleasant stay at this B&B with good filling breakfast and good service. We arrived at 2130 with our 10 month old boy, reception was welcoming and a travel cot was already set up as previously requested, so we were able to settle quickly which was good. Room was clean and warm during our stay over the cold month of March 2013. Note though that the complimentary […] bottled water as advertised per room is actually available adjacent to the b&b's library. Otherwise, great! Read moreGenuine Hotels.com guest review

"Great Hotel, Great Location, a couple of issues"
Stay was great apart from a mix up with the room's (put into a twin, but had booked a double so had to be moved upstairs) and very poor water pressure on the top floor. Shower also stopped a good few times during both mine and my partner's showers. There were also issues with the hotel lift, which was also incredibly small. However, room overall, breakfast, […] location and the guy (duty manager?) on reception were great, would book in this hotel. Read moreGenuine Hotels.com guest review
"excellant hotel for all"
The hotel is in a beautiful part of Edinburgh, it is close to Princes Street and all the shops, bars and Cafes. It is within easy reach of the Castle. The hotel itself serves a Delicious breakfast ever day, there is lots of choice. The library is lovely with free tea/coffee, soft drinks and biscuits all day. Our queen sized room was spacious with a […] wonderful view of the Castle. This was our 1st trip to Edinburgh, and we will definately be back and will certainly stay at this hotel again. "Short stay in Edinburgh"
While my room was on the 4th floor there is a lift. Being at the front I had a wonderful view of the castle. The breakfast buffet was very comprehensive and there was also a menu of food cooked to order. The staff were all polite and helpful and I would certainly stay there again.Genuine Expedia guest review
"great location, facilities and breakfast not so!"
Staff were very polite but waitress service was bad. Several guests had to approach waiting staff to take their orders. Shower in room only trickled, certainly not enough to wash properly and definitely not for washing hair. Attractive building and room had lovely view.Genuine Expedia guest review
This was a breath of fresh air from the standard chain hotel experience, the place has character, as do the staff. Very good location and breakfast, it was an fine example of all the wonderful things about Edinburgh.Genuine Expedia guest review
