No need to take a cab or bus to the hotel as it is just about a 2 block walk. This hotel was much better then expected. It appears that this was a condo or apartment building at one point in time. When we were given our room and told that it was on the -2 floor I was worried, but in all actually we were not in the sub-basement. We were a party of three […] and stayed in room 402. When we opened the door and discovered we were in a full sized two bedroom duplex with two huge bathrooms, a living room, full sized kitchen, etc. was such a treat. The negatives: part of the reason for the booking was the availability of the washer and dryer. To my surprise it was one single unit that supposedly does both. This unit totally sucks. The capacity is very small, we never figured out how to dry the clothes completely and several shirts were ruined (to the point of having to throw them away). Thus, if you have jeans or heavy sweaters to wash be warned that this is not the place to do so. Even after hanging several pairs of pants, etc. it still took three cycles to dry basic socks, underwear, etc. Secondly, there is a programable shower in one of the bathrooms that had bad water pressure and changed temperatures on its own, and in the second bathroom the water did not drain at all and you were up to your ankles in dirty water after a short shower. My wife and I enjoyed our stay. The location was fantastic, right near the tour bus lines, airport bus, and only a 10 minute walk to Edinburgh Castle. We enjoyed having a full kitchen, but wish we had more than just one small pot to cook with. The included wireless internet was nice to have, but it required that we put in a lengthy login and password […] every time we connected a device and the actual connection speed was quite poor (averaged 50kb/s down and 10kb/s up, basically dialup speeds) which made sharing photos/video with friends back home a pain. This was not our first trip to Edinburgh, and we wanted someplace convenient yet modernized and not as noisy as the hotels right near the Royal Mile. Princes Street Suites was a great discovery, a renovated interior in a classic older building, with guest suites that are like efficiency apartments -- a bed/dressing nook, couch/TV area, dining area and […] kitchen ample enough to do your own cooking. Also in-room laundry machines. Contemporary furnishings; nice bathroom and reliable air conditioning. The hotel has free wireless Internet but we found the connection quite unreliable in our particular room. There is no real hotel lobby to speak of although one can buy sundries and make various arrangements in the reception office. There's a rooftop terrace with a scenic view of the city, although we didn't have a good opportunity to use it. The hotel is very near restaurants, shopping, train and bus stations, yet its immediate block is quiet. This would be a perfect choice for a couple or small family spending a week or longer in Edinburgh during the Festival season. Read more

We stayed in Suite #23 which is up one floor and located on the street side with view of the Waverly Train Station roof and The castle in the distance. This is a very loud room. There is a lot of construction going on at the station and it starts at about 7:30. The garbage trucks rumble through starting at about 6:30. That being said, the noise didn't […] really bother us. The suite was delightful. The bedrooms were generous as was the living space. The toilet was worn with signs of obvious water damage from the shower, and there was a strong smell of mold in the room. Again though, that really didn't bother us. Staying in the suite allowed us the option of cooking in. We cooked our own breakfast both mornings and dinner one evening. Hotel was in a great location just a couple of minutes from Waverley Train Station, right on the edge of Princes Street. Very happy with the facilities. We had a 2 bed suite which was roomy and nicely furnished. I think at one time this was a 5 star place, but I would have to knock a star off due to some much needed repairs/cleaning in the studio flat we stayed in. Also, the lack of some vital kitchen utensils and dinnerware made things a bit difficult - if staying in a place where you can cook, you want to be able to cook. The bed was too cramped for taller […] people due to the bed being situated between three walls. Difficult for the person sleeping near the side wall to get (had to climb over the other person), and either head would hit the wall or your feet would. Definitely could use some improvements there. Even with those issues I would stay again. Perhaps request a different place. After all, I don't know what the 1, 2, or 3 bedrooms are like (probably more like 5 stars). The staff were incredibly friendly, the location couldn't have been better, and we had a great time. I would definitely recommend this hotel, but would warn you to possibly look at all their options. A first trip to Edinburgh for my wife and part of birthday celebrations. Superb location close to all attractions and all in walking distance. Originally booked 1 bed apartment but upgraded to 3 bed apartment which for 2 was huge and well equipped. Apartment well maintained and clean except for marks to valance on bed. Some noise transmission from other […] flat through structure of building [ metal window frames ] Main improvement would be to provide more information on parking provision before arrival - you can park on opposite side of the road on a meter - max 4 hrs - on arrival and unloading but recommended parking is Waverley St station car park which is behind the property and the short cut back is up some steep steps which would be difficult for the elderly and impossible for any one with walking difficulties. With those factors in mind would recommend as an ideal base for visiting and exploring Edinburgh and surrounding area. Read more

The hotel suites are quite large. Mine had 3 bedrooms (2 suites with privative bathroom) a large living room, a dinnning room and kitchen. Good for staying with familly for a week. Well located near train station. The only problem was that my room was not very weel cleaned and walls need painting because of mal use by previous guests. Beliggenhet midt i sentrum er upåklagelig, men litt kronglete med parkering. Vi fant at sengtøyet ikke var helt rent, og heisen var noe skummel. Forferdelige lyder gjorde at min reisefrende nektet å bruke den. Ellers fikk vi rom i nederste etasje (tror jeg), og der stod også hotellets skittentøyposer. strategisch günstig gelegenes Hotel zu den Einkaufsmöglichkeiten in der Princess Street und auch zur Royal Mile, gleich beim Bahnhof um die Ecke (hört man nicht, stört gar nicht) Wir wurden in eine 2 bedroom Suite upgegraded. Das Bad wäre für 4 Personen allerdings sehr klein, es gibt kaum Ablagemöglichkeiten im Bad und es gibt dort tatsächlich nicht […] eine einzige Steckdose (nicht einmal für Rasierer), sodaß ich mir die Haare im Schlafzimmer fönen und sich mein Mann auch dort rasieren mußte! Es gibt auch nur 2 Tassen für 4 Leute und z.B. keine Eierbecher. Geschirrtechnisch könnte daher etwas aufgestockt werden. Read more

Både servicen, rommet og beliggenheten var perfekt for en shoppingtur til Edinburgh. Det eneste jeg kan klage på er at vaskingen på rommet ikke var helt super. Badet var bra vasket, men det kunne trengt litt ekstra støvsuging og vasking på overflater. Ellers supert!

Derimot er det ett "dry" spa i kjelleren. Il punto di forza di questo residence è la posizione in centro storico, non lontano dal castello e vicinissimo alla stazione ferroviaria. L'appartamento in cui abbiamo alloggiato era spazioso ad eccezione della stanza da letto un pò troppo stretta, con un letto solo a 1 piazza e mezzo e con una disposizione della zona armadio decisamente scomoda. Inusuale […] inoltre la disposizione in bagno (peraltro molto spazioso) del lavandino e dei porta asciugamani, più adatta per dei bambini per la sua ridotta altezza da terra. when we checked in we had little problem about the 2 room-2 bathroom. we had only one bathroom. then the room is changed to a room that had 2 rooms and 2 bathrooms and it was very comfortable. we enjoyed the city and the place of the suites was ok and near to city center.
