"Dirty"
Good location, three minute walk from Paddington Station. But, the place is dirty and has a couple odors: Mold from the shower and another unidentified smell. The carpet needs cleaning, the bed comforter is old and ragged. I'm pretty easy to please, but I was close to walking out. We stayed and it was okay, but in sincere need of renovation. Lots of […] noise from the neighbors and people above. The rate was good, and the front desk service was good. Read moreGenuine Hotels.com guest review
"Aging Rooms in a Pleasant Location"
To the west of Paddington Station, the hotel is in a quiet, stately neighborhood, a block from Hyde Park. The furnishings are rather old and a bit ragged, but my stay there was quite pleasant, and the staff was very helpful in arranging for my shuttle out to Heathrow for an early flight.Genuine Expedia guest review

"Ok for travelers on a budget"
This is a cheap hotel in London. Neighborhood is conveniently located near Paddington and Lancaster Gate tube stations. Wifi free but only in the lobby or in rooms near the lobby. Bathroom ridiculusly smallGenuine Expedia guest review
"good value"
Good vlue in ecellent location. The staff is nice and helpfull. Our 2 bed room was roomy for our 5 party family.Genuine Expedia guest review
The hallways and some of the rooms are badly in need of refurbishment. There was a hole in the wall next to our bed and one of the two burners on the stove didn't work. We were rudely awakened on 4 separate occasions by a loud fire alarm going off. "Excellent if needing only a place to sleep."
This property should not have a three star listing. This is a dated hotel. Not in the sense of being a historic or quaint English property, but one that probably last had a facelift in the 70s. Paint and carpet were faded and stained. Paint was chipping in several places. Heaters could not be turned off all the way. Fortunately evenings were cool so […] open windows helped. They had a fan available but there were no outlets in the bedroom half of the small "apartment". Veneer layered furniture was badly chipped. Since we were only in London for one night we only needed the room for sleeping as we made the most of our time out on the town. In that sense the room was fine, but I would not wanted to be there for an extended stay. Location was excellent. Couple hundred yards from the Italian Garden entrance to Hyde Park and the Lancaster Gate tube station, and walking distance to Portabello Road. Read moreGenuine Expedia guest review
"Great location hotel for single or couple!"
LOCATION is phenomenal! One block from an upscale area of Hyde Park. I never saw so many Lamborghini's, Maserati's, etc in my life. The hotel is a bit outdated with just plain ugly brown carpeting, but I would absolutely stay again. Many people comment on the small shower and it is true. However, the bathroom was remodeled, so it was super clean and […] that's what I prefer in a bathroom. Again though, the location is great. I even walked to Buckingham Palace from here. It took over an hour, but it was such a great and peaceful walk through Hyde Park. Read moreGenuine Expedia guest review
"Good value"
The location was very convenient to two Tube stations and Hyde Park. The desk staff was very friendly and helpful. The room was a little scruffy, but the bathroom was newly redone and very nice. The cost was quite affordable. Overall this hotel is a good value for the cost-conscious traveler, especially for pricey London.Genuine Hotels.com guest review
"Clean rooms close to Paddington"
Great hotel very close to Paddington. The hotel is currently undergoing renovations. We were given a renovated room despite booking a standard room. "Lots of room, not much else"
Used their apt. option so we had 2 bedrooms (we were upgraded to this, which was nice) and we had a lot of room. Very nice in that respect, and had a kitchen we didnt use. Main problem was the whole place was VERY dingy. Close to a tube station, but the station on the central line. The station wasnt close to much WE wanted to see, but you can judge […] for yourself. Not really fault of the hotel. Great place if you want a lot of room and a place to crash. You could pack 8-10 people in the 2 bedroom apt we had. Read moreGenuine Expedia guest review
"Centrally located hotel with charm"
The hotel is in an old building, which gives it charm. Expect some quirks that come with this (uneven floors, probably not wheelchair friendly). Windows look really old and are difficult to open. The room lie on both sides of an hallway. Our family rented one on each side. The room facing the street had much more street noise and since they are facing […] west are much warmer (yes, we had a very warm, humid week in London!!). The room facing the backside court yard had less noise and was nice and cool. So if we ever go back, I would ask for a room facing the court yard. The kitchen was functional and had everything to cook simple meals. Since they are several convenience stores in walking distance, it made meal preparation easy. Also there was a table with chairs to sit down comfortably. Hyde Park is also in walking distance, and Paddington station close by. Read moreGenuine Expedia guest review

"Not Bad at all."
I like the location, and the room as well. "Handy, but boy, does it need some maintenance"
I was warned it wouldn't necessariloy be a refurbished unit but come on. The shower holder was hanging off the wall as was the 'toothbrush' holder. Floor cracked in many spots, bedcovering kinda creepy. It was actually relitively spacious for a cheap London hotel. The TV was the most comprehensive set of channels I've ever had so that was a bonus. The […] reception were nice and the elevator worked (which is a real blessing with my knees). "Unbelievable!"
This was an incredibly poor room. I am a small person but couldn't sit down in the room. We had no place to lay our suitcases. I would never stay in this hotel again or recommend it to anyone. The elevators and doors were excessively too small, and the room was overwhelmingly tiny. We had to turn in our key whenever we left the hotel. There was no WiFi […] in the room. There were very few and most undesirable TV channels. The carpets seemed spotted. We were directed that if we used the kitchenette that we would have to pay extra for clean up, so we didn't. "Worse than i expected"
I knew this was a "budget hotel in London" but it was in horrible condition. The lobby was pleasant enough, but the rest of the Hotel looked like a crack house. "Dingy but great location and amenities"
While the apartment could've really used a coat of paint and some nicer furnishings, it was so helpful to have a kitchenette and the location made it well worth the competitive price. We reserved 2 separate apartments as we were 5 people. The size of each apartment was incredibly tight. The couch only sat 2 and was rather uncomfortable. "Royal Court Apartments"
Overall, we were happy with our stay. The hotel is not a luxury hotel but it was roomy and clean and the staff very friendly. Our room had a small kitchen and a microwave. This hotel is conveniently located to Hyde Park and the Underground. The service at the front desk was helpful and friendly. We thought this hotel was perfectly adequate given the relatively low price for London. Also, having a kitchen enabled us to save on meal costs. This is an acceptable hotel but lower quality than I was expecting for the price paid. "Good place to stay with a great location"
The key to this hotel's greatness is location location location. 2 blocks from Hyde Park and Lancaster Gate underground station (Central Line). 4 blocks to Paddington train station. Tons of shops, good restaurants, supermarkets all within a block or two. You can literally be anywhere in London in just a few minutes from this hotel. The room itself was […] nothing special. My wife and I purchased the cheapest rate available and the room consisted of 2 twin beds (foot to foot) which was slightly awkward but they were comfortable enough. The bathroom and shower were tiny but clean. The living room was surprisingly large with a full couch and large screen TV w/cable. The kitchenette contained a working range, microwave, and fridge from which we made breakfast each morning to save a buck. Tourist tip: Land at Heathrow, take the Heathrow Express train to Paddingon, and just walk to the hotel. You will be in your room within 30-minutes of clearing customs. Use the Landcaster Gate tube station as your exploration gateway to London. Hyde Park, Kensington Palace, and Buckington Palace all all within walking distance. A hop-on hop-off open-top bus tour (i.e. Big Bus Tour) is the perfect day-1 jet lag cure as you can really knock out a lot of London at your own pace and get a lay of the land which makes navigating London easier. Overall: a highly recommended stay for those on a budget. Read moreGenuine Expedia guest review

"Small flat good for those on a budget"
We chose this hotel because our "room" would actually be a small flat with a kitchen, allowing us to cook for ourselves while we were in London in order to save some money. The price was similar to the hotel rooms we were looking at, and it's in a really convenient location. It's just a couple minutes walk from the Lancaster Gate underground station, […] as well as Hyde Park. The area seemed pretty safe though we didn't venture out at night too often just because we were tired. The room wasn't in the best condition ever (knicks in the walls, etc.), but it was more than adequate. Our bathroom smelled a little because for some reason they had a fabric shower curtain instead of a plastic one, so when you showered it would get soaking wet, making it smell. The hotel staff was pleasant enough, though we didn't have any issues that led us to talk to them other than at check-in and check-out. There's free wi-fi in the hotel lobby on the ground floor, though we could get a bit of signal in our first floor room and use it there sometimes. The bed's were a little firm for our tastes, but we slept fine anyway. Our kitchen included a two-burner, electric stovetop and a small refrigerator, and as far as supplies, we had a few pots and pans, a cheese grater, a large mixing/serving bowl, an electric kettle, a collander, four kitchen knives, and three each of big plates, small plates, cups and saucers, forks, knives, spoons, glasses, and wine glasses. We only had two bowls because that was all that would fit on the shelf with the other dishes. There was also dish soap in the room and a dish towel. (We were also given a dish sponge on our last day there but not before that for some reason.) The area was quiet enough at night, so we didn't have any issues with anything interrupting our sleep. Even though the hotel itself is clearly a little older and not in perfect condition, we enjoyed our stay and would definitely consider staying there again. Read moreGenuine Hotels.com guest review

We stayed from 21/2 till 23/2-2012 at the Royal Court Apartments. The maintenance of the hotel is reasonable. "Worth the money"
The hotel was worth the money, but it did seem run down. It's in a convenient location with Lancaster Gate underground station and Paddington Station nearby. There are also lots of restaurants in the area, and a large park that is fantastic for runners. If you like to walk, you can walk across the park to several free museums including the Natural History […] and Science Museums. It's also a reasonable walk to Buckingham Palace. One big problem, however, was that every morning around 6 am, a service truck would show up outside our ground floor room and make a tremendous amount of noise for about 15 minutes. On the other hand, the small kitchen in the room was a plus. I was able to make oatmeal every morning to save money and bring home leftovers to keep in the fridge and warmup in the microwave.
