My stay at this hotel was totally awesome. I was definitely impressed with the overall appearance and cleanliness of the residence. It was my mother's birthday and I wanted her to have a good time. I was not sure what to expect and was banking on my mom's approval. I had read the online reviews and seen the pictures, but was still a bit apprehensive. […] Nevertheless, from the moment we walked in I could tell that my mother was very content. She was so happy and I so relieved that the residence appeared to be the highlight of the trip even though the Biltmore Estate was suppose to be the main attraction. The staff is very friendly and the rooms are comfortable and well appointed with a full kitchen, a sitting area and comfortable bed, If there is anything I wish i'd found in the room would have been a better toiletries kit. This is the second time we have stayed here BUT we did not remember. It is hard to downgrade the property tooooo much for the one thing that drives you crazy and that is the FOOTSTEP noise from the floor above your room. Decent location trading a bit lower price for not being in the center of downtown or Biltmore grounds was a good tradeoff, either was only about 15 minutes away. Everything was perfect with exception of a few things; the noise (just walking alone) from the condo above was distracting, and the futon in the living area really needs to be replaced (the cushions have no structure left). The concierge was great and the size of the suite was a pleasant surprise.

Ask for a room on the top floor. The sound proofing in this hotel is HORRIBLE. You don't want anyone above you. You can hear every footstep and even conversations in the rooms beside you and above you. After the first night, we requested a top floor. The front attendant stated that the noise was there largest complaint. Secondly, the beds and pillows […] were extremely hard so the combination of the two did not bode well for a good night sleep. This was my second stay at the Residences at Biltmore. We decided to go back because of the awesome room amenties ~ nice decor, fireplace, full kitchen, great bathroom, etc. The only reason I rated this below 5 stars is because we were awaken each day by the sound of our neighbors at 5am and throughout the night whenever they got out of bed. It literally […] sounded as though they were in the next room and staying with us. We didn't notice this the first time we stayed there. We explained this when we checked out and were basically told by the staff that they are well aware of the problem. They didn't offer a discount or any other type of satisfaction for this issue. What is more disappointing is that this complex has numerous buildings so IF they are aware of the issue, why wouldn't they spread people out so that they didn't have to experience this? Instead they cram everyone into the same building. I think, considering they are aware of the issue, they would be more customer service focused to figure out ways around the issue until they can correct it. Otherwise the visit here was very nice. We were very impressed with the hotel, staff, room, pool, fireplace, and jetted tub. The only problem was that we could hear every footstep of the person walking on the wood floor of the room above. For us, this was a woman in high heels who began pacing at 5:00 a.m. each day. We would never book again unless we could get a top floor room.

We had a good time. Our only concern was that our door lock did not work. We had them check it for us and they said that the card was just sticking, but everytime we came back at the end of the day, our door was always unlocked after maid service Luckily we did not have anything taken. We mentioned it again, but it was never fixed.

We were very impressed with the rooms and facilities at The Residences At Biltmore. Check-in was easy. We had three rooms and they kept us together, which doesn't happen everywhere we go. We would definitely go back again.

This room was absolutely beautiful for the price. It was originally a one-bedroom condo, so it was a true suite with separate bedroom, a full kitchen (even a dishwasher!), large spa bath with jacuzzi, separate living and dining areas, and a small patio with a couple of chairs. Very nice pool/hot tub area & ok gym. A nice flat-screen TV with DVD in both […] the bedroom and living area. Queen-sized bed was luxuriantly comfortable. I will be back. However, my complaints are as follows: 1. The fold-out bed is so bad it should not count for sleeping. You'd do better to have your kids sleep on the floor. (They promised to bring us extra pillows and blankets for it which never arrived.) 2. Don't count on housekeeping. Our room was never cleaned while we were there (they offered to clean when we called housekeeping upon returning to the room after being gone all day, but of course we didn't want them to clean then with all 4 of us back in the room), and they are exceedingly stingy with soaps/shampoos/coffee etc. (One 1 oz. shampoo, one roll of toilet paper & one bar of soap for four people for three days? They did bring more when asked, but for the first day the soap had to go back & forth from sink to shower to tub!). 3. No mini-bar or safe...unusual for a hotel at this level. Read more

Hotel is a nice option with kitchen and living room area. Staff were very friendly. Very clean roon. Pull out sofa bed not very comfortable so consider bringing extra blanketsto make more comfortable. Overall a very nice place with a nice balcony and very central tourist locations.

Overall my wife and I enjoyed our stay very much. There were just a few things that could have been better: We stayed in room 228. The indian style couch in there is extremely uncomfortable. There were 4 lights that were burnt out, not sure why someone didn't catch that before we arrived. The walls are very thin and you can easily hear people above […] your room walking around. We only were in the room to sleep though so this wasn't really an issue, but remodeling should include thicker walls of some kind. For some reason, housekeeping did not replenish our body wash, but they would replenish shampoo and conditioner...? There are nice flat screen TV's in the main room and the bedroom. For some reason the channels do not match up between the two TV's. Having said that, the stay was very nice and we would stay there again. The large shower and tub are great! Having access to a washer and dryer in room is excellent!! Having access to a full kitchen is a great way to save some money by not eating out everyday all day. The housekeeping staff would also start up the dishwasher on their own while cleaning the room so we came back to clean dishes. I would recommend my family and friends stay at this location. It was a nice stay for sure. But honestly, next time I have to get a room right under the roof. We stayed at the third floor and had some people above us. We heard every move, I assume the lady never changed in other shoos than high heels. It was very noisy, especially at midnight.
