The room was mostly clean, the staff was friendly, the neighborhood is very nice, and the breakfast was best I have had at this level, but there were a... number of things that detracted from the overall experience: a stain & split seam on the ceiling from some previous water damage, the spare blanket for the sleeper sofa had many large holes, under rim of toilet was moldy from careless cleaning, and the towels were scratchy. The hotel was good. The only gripe I have was the $100 nonrefundable pet fee for "carpet shampooing" that I know they did not do.
