This is a hotel that slides right into the "you get what you pay for" group. Rooms are big but shabby, the staff helpful if you buy services from them. You're going to hear over and over again how this place is "okay." Aptly named, sure, but while the mattress may be a bit lumpy, the staff are a lovely family who are incredibly kind. "Lives up to its name"
Our stay at Okay Guesthouse was just that- Okay. The room we got was not like the pictures (though we did see a couple with their doors open that were closer) it was basically big enough for just the bed which seemed a bit dirty, the bathroom was SO tiny, like a 1.5 x 3 foot area, so you have to climb up beside the toilet to close the door if you want […] to shower or wash your hands. Bathroom also appeared dirty, it had the last persons tooth brush and soap in it. But the shower did have great temperature and actually got hot. Wifi would make you re-sign in everytime my phone screen turned off. Had breakfast there one morning and it was ok but tables and very crowded in there. Ate next door every other meal (same same hostel). Tried to book a bus to siem reap at reception since they advertise that they do that and the woman was grumpy and didn't try very hard to contact the companies. Ended up going next door for that too and the owner there called until he got us a seat on a bus. The area is decent though, close to the palace which is cool, not close to tons more from what I could tell. Wouldn't choose this place again but it wasn't the worst place in the world either. "Average hotel but great location"
Overall OKAY Guesthouse is as its namesake suggest, an okay experience. The primary advantage is the great location offered by this place, very near the Royal Palace and main riverfront. The customer service was passable, although not great. The room was much smaller than I had anticipated and I wasn't expecting much given some of the previous reviews. Hotellet var meget billigt. Ud fra den betragtning er hotellet godt. Hotellets placering i byen er helt perfekt, meget centralt men på en stille vej. "Way better than just Okay!"
I loved it here!! Bottom line: Clean, inexpensive, comfortable, quiet, friendly and helpful staff, great food. The staff are so incredibly nice and helpful. It is a Khmer family that owns and runs it and they all seem very happy :) The little Asian lady (Paula) carried my HEAVY 50 Litre backpack up the steep steps to my room for me. My TV wasn't working and they promptly fixed it. The beds are large and very comfortable. The room is quite spacious for the price. Small bathroom with hot water. Fan room was $10 a night, $12 for aircon. $8 a night without hot water. I started with aircon but the rooms actually stay quite cool so I was able to switch to the fan easily. I am on a very tight budget so even $10 was too much for me and I was looking around for a dorm to stay in for cheap. The one next door was charging $4/night so I was going to move there. I told Okay Guesthouse about it and they showed me a private room with private bathroom to match their neighbor's price! I never thought I'd find a nice clean private room for so cheap so I am impressed. This room is about the same size as my $10 room, fan, no hot water and no TV which I guess makes it cheaper... But it's still clean, quiet and comfortable. Bear in mind, it is August which is the slower season so they might book up quicker and won't be able to do this deal during busy months. Great Khmer food in the restaurant! One of the best Khmer curries I've had in PP! Their Western food needs work though but there's the Lazy Gecko a couple doors down that has great Western food if you feel like burgers and fries! Highly recommend!

I understand that in Phnom Penh space is a premium but this guest house was very oppressive. Once you step off the street full of heckling tuk-tuk drivers you are into the over crowded restaurant/lobby. You are then lead through tight dark corridors and staircases to your room. I could barely fit my backpack through the corridors! Once in the room I could breath! Air con was good and it was spacious, except for the shower room/toilet. The service was poor and slow, but the staff were helpful in sorting out onward travel for us. Whether this was for the best price, I don't know, but it felt reliable (and we got there for the price stated). In summary I think I would look else where for accommodation when returning, although a backpackers budget doesn't go far in Cambodia, so who knows if there is better. I'll certainly be looking though!

clean rooms at a good price with A/C and cable TV. we only had breakfast here and the food was alright and reasonably priced and the staff are pretty friendly. the only flaw is that there's not much of a bar area to hang out in but Same Same next door is definitely a place worth a visit!

The hotel is well located and the ambiance is very good. The staff is helpful and kind if you approach them. So far Combodia is the most expensive country in South East Asia (according to our experience) although the GDP is below Vietnam and Thailand... For whatever reason prices are higher than in Vietnam and Thailand, where we got better value for the money. More specific: Rooms are clean but small. You need ear plugs for a quiet sleep. We had the (besides Hongkong) the tiniest bathroom ever. You can add A/C which costs extra. It wasn't too hot so fan was sufficient. Breakfast (extra) is OK. As it is expensive for what you get we would not go to Phnom Penh again.

We thoroughly enjoyed our stay at the Okay Guesthouse. Our room was more than adequate for the price. The guesthouse restaurant was well priced and the food was lovely. It is also run by a lovely family and we spent a great deal of time chatting to their kids which was nice. The location is central and in walking distance from the palace and river. Other negative reviews seem uncalled for and in regards to theft from the rooms any smart traveller would carry their most important belongings (cash and passport ect) on them at all times.

I and my kids stayed there last month and we got bites from bed bugs. When I went to tell the lady that was the owner, she sent her staff to spray the bed with raid and then told us that now it's clean. What on earth first there were diseased bed bugs, then she tried to kill us with raid. My baby got sick from the smell and we asked to leave. But we still had to pay for the rest of the night. It was 12 midnight! What people would do this to a family traveling? I don't recommend anyone staying here. The food is poor. We will not come back.

We stayed here on a few separate occasions on our visits to PP. The price is cheap and the rooms are small but comfortable. Ask for a room on the second floor to avoid too many trips up and down the steps which are narrow. They have a great little restaurant downstairs which is shielded from the street. The guesthouse can arrange bus tickets, tuk tuks and other advice on request, but are not pushy. Situated close to the royal palace on 258 st.

Stayed for 7 days with a group of 16 and loved it! We had 12 year 10 students and four teachers. The staff at Okay are very friendly and always ready to help or give advice. Pricing is perfect for those not wanting to pay top dollar but still be very close to attractions and have a nice, clean room. Food downstairs is great, really nice and nothing about $5. Would be more than happy to recommend and stay again!

An okay guest house - ideal if you're on a tight budget. We stayed here but ate mainly at No 9 guest house a couple of doors down, which was a better looking place but more expensive. The staff are friendly although a bit pushy, each time they see you they ask for your plans to try to sell you trips tuk tuks etc. This would have been a grand guest house when it was built, but is now looking a bit tired. Ideally located for the palace & a bit of a walk to the genocide museum.

Just passing through or in town for a few days and need a place to get away from the heat, this is the place. Very nice and very reasonable and great food in the restaurant. I've stayed here on 3 visits to Cambodia and never had to look further. Great people to stay with!
