This is a hotel that slides right into the "you get what you pay for" group. Rooms are big but shabby, the staff helpful if you buy services from them. "Very kind staff"
You're going to hear over and over again how this place is "okay." Aptly named, sure, but while the mattress may be a bit lumpy, the staff are a lovely family who are incredibly kind. "Nice hotel with very good staff"

"Lives up to its name"
Our stay at Okay Guesthouse was just that- Okay. The room we got was not like the pictures (though we did see a couple with their doors open that were closer) it was basically big enough for just the bed which seemed a bit dirty, the bathroom was SO tiny, like a 1.5 x 3 foot area, so you have to climb up beside the toilet to close the door if you want […] to shower or wash your hands. Bathroom also appeared dirty, it had the last persons tooth brush and soap in it. But the shower did have great temperature and actually got hot. Wifi would make you re-sign in everytime my phone screen turned off. Had breakfast there one morning and it was ok but tables and very crowded in there. Ate next door every other meal (same same hostel). Tried to book a bus to siem reap at reception since they advertise that they do that and the woman was grumpy and didn't try very hard to contact the companies. Ended up going next door for that too and the owner there called until he got us a seat on a bus. The area is decent though, close to the palace which is cool, not close to tons more from what I could tell. Wouldn't choose this place again but it wasn't the worst place in the world either. "Standard, clean, good location."
For how much we paid, this was a great place to stay! The rooms were simple, but clean. The staff was great, always ready to help or answer questions. The location is fairly good as well, only about a 15 minute walk to the Palace or Victory monument. There are lots of restaurants in the area, and the guesthouse has a restaurant too. There is no pool, […] but for 4$ you can use the pool at the hotel down the street, 4$ includes a drink too. Overall we were very happy with our stay and would definitely stay there again. Overall OKAY Guesthouse is as its namesake suggest, an okay experience. The primary advantage is the great location offered by this place, very near the Royal Palace and main riverfront. An easy walk from the markets/city, with gorgeous and ever helpful staff, computers, wi-fi, in-built restaurant (local and western cuisine), and funky Cambodian architecture. It certainly made an impression.

Easy enough to find and in a great location next to the royal palace. The staff were helpful and happy to answer our questions. The double room was ok but a little expensive - 16 USD a night with fan only. I think this may have been because we got the room through booking[dot]com. The bathroom was good. The restaurant downstairs was simple, tasty enough and cheap. Overall a fine place to stay a few nights.

Stayed only one night in a single room. Room was small and had a leaky shower. AC was the best part of it for only $12. Food at the restaurant wasn't amazing, but it filled the gap. Location is the best part I guess.

I got a solo room at this hostel. My first impression when I got to my room was "oh no the sheets are horrendous". The room was fine. It's spacious enough. The bed was big but yeah the sheets were not really nice. I had thoughts of what kind of stuff happened in the room prior to my stay. I did get a good sleep though. The bathroom was very small, there's not enough room to move around. The a/c was working. There's a fan and cable tv. The wifi worked fine too. It has a restaurant and the food was decent. It's also the only area where you can meet fellow travelers. What I really liked about the guesthouse was how friendly the staff were. They greeted me with smiles and they conversed with me and other guests. The location was good too. It's only walking distance from the riverside, the royal palace and the independence monument. Outside the guesthouse there are several restaurants too and a bunch of tuktuk drivers who would always ask you if you need a ride.

This guesthouse was just OK. No frills but not horrible. Rooms were clean but bathroom a bit dingy. A/C worked great and when we asked for an extra sheet to sleep under, they gave us one no problem. Booked our bus to HCMC as well as helped us get our Vietnam visas ($75, haggled down to $70). Staff were a bit prickly but the lady waitstaff were friendly. I didn't really enjoy the food there but it wasn't the worst. Our tuk tuk driver who picked us up from the bus station was friendly and prompt. Basically an OK place to stay but not an amazing place to stay.

I stay in a lot of guest houses and hotels and had some of the worst service of any here. It might be a fine place to stay just don't book online -- make sure you see the room before you pay for it. I booked with Agoda, looked at three rooms that I didn't like and was unable to get any refund. The rooms are OK, they just aren't what they look like online (smaller, no light, windows that face the hallway or laundry rooms). It feels somewhat like a prison. When I saw the guesthouse none of the windows opened and the outside corridor was wrapped in plastic and chain link fence. Inside the rooms is nice but it's not a comfortable feeling to be here. I had some issues getting a refund for a few nights I paid for in advance. I paid a lot compared to other guest houses in the area for a good experience and was let down.

After scouring the hostels in the area, we decided that this was the best. The staff were welcoming and spoke great English. The food wasn't too bad either. We got a vegetarian curry which was a beast from the South East! The room was pretty average with a worryingly low ceiling fan... depending on how often you need to stand on the bed... or if you're very, very tall... it had good television and the bed was pretty comfy. The bathroom was pretty 'cosy' aka small but if you are not planning of throwing your birthday party in there then you should be alright!

We spent 2 nights there. The room was big with aircon and a fan which was very nice. There was a TV with many channels as well. The minus is very narrow and steep stairs - difficult to move with a backpack. Area was fine. We got a tour to killing fields arranged which was nice because the guy at reception drove us around. It looks a bit old and not really clean but ok for a short stay.

I loved it here!! Bottom line: Clean, inexpensive, comfortable, quiet, friendly and helpful staff, great food. The staff are so incredibly nice and helpful. It is a Khmer family that owns and runs it and they all seem very happy :) The little Asian lady (Paula) carried my HEAVY 50 Litre backpack up the steep steps to my room for me. My TV wasn't working and they promptly fixed it. The beds are large and very comfortable. The room is quite spacious for the price. Small bathroom with hot water. Fan room was $10 a night, $12 for aircon. $8 a night without hot water. I started with aircon but the rooms actually stay quite cool so I was able to switch to the fan easily. I am on a very tight budget so even $10 was too much for me and I was looking around for a dorm to stay in for cheap. The one next door was charging $4/night so I was going to move there. I told Okay Guesthouse about it and they showed me a private room with private bathroom to match their neighbor's price! I never thought I'd find a nice clean private room for so cheap so I am impressed. This room is about the same size as my $10 room, fan, no hot water and no TV which I guess makes it cheaper... But it's still clean, quiet and comfortable. Bear in mind, it is August which is the slower season so they might book up quicker and won't be able to do this deal during busy months. Great Khmer food in the restaurant! One of the best Khmer curries I've had in PP! Their Western food needs work though but there's the Lazy Gecko a couple doors down that has great Western food if you feel like burgers and fries! Highly recommend!

I understand that in Phnom Penh space is a premium but this guest house was very oppressive. Once you step off the street full of heckling tuk-tuk drivers you are into the over crowded restaurant/lobby. You are then lead through tight dark corridors and staircases to your room. I could barely fit my backpack through the corridors! Once in the room I could breath! Air con was good and it was spacious, except for the shower room/toilet. The service was poor and slow, but the staff were helpful in sorting out onward travel for us. Whether this was for the best price, I don't know, but it felt reliable (and we got there for the price stated). In summary I think I would look else where for accommodation when returning, although a backpackers budget doesn't go far in Cambodia, so who knows if there is better. I'll certainly be looking though!
